What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

I’ve booked the same room for 2 years now and love everything about it: size of rooms, how management deals with issues efficiently and effectively, and the amount of social areas provided to everyone.
It‘s a really nice place!pretty safe and really beautiful, everyone’s kind and friendly.

lovely modern building with lots of social spaces, study space is really helpful and will be missed when i leave next year. movie rooms are also really nice in the evenings. the staff are the best, always so lovely and chatty ! can’t comment on social aspect properly due to covid, but what i have experienced has been good despite the circumstances
Very friendly staff, there’s someone at reception 24/7. The social areas are lush, and it’s in a great location near town and both of the uni campuses. Would highly recommend this accomodation!

Such a good location, very easy to get to any shop and coop is right next to the gate!! The staff is very friendly and I’ve had no issues with this accomodation. It’s also very modern and nice would definitely choose it again. :))

I’ve received the best support in Clifford. I’ve been staying in this accommodation since 2019, when they first opened. I live in a studio and everything is well equipped. Recently, I need to quarantine for 10 days due to international travelling and the staffs here have supported me throughout the period. They will send my online groceries and parcels up to my door. Thank you!

Extremely modern and well structured accommodation! The staff are so lush and are always there if you need help. Would 110% recommend to anyway looking to live in students halls for university.
There is no other place I’d rather be stuck in during lockdown. Too tear furniture and space organization, but the absolute best part is the staff. They are all gems and so willing to help. The place is always clean and there are clear rules to avoid COVID spread.
Clifford has been great for my first year, due to covid the social experience hasn’t been the best but the location would be great for going out as it’s close to town. In terms of value for money it’s great- I know people in uni halls that pay the same amount and the quality of accommodation isn’t anywhere near as good as the standard of Clifford. The building is always clean and staff are friendly and helpful.

Although I can't comment on the social experience because I lived here during COVID lockdowns, the building is lovely, the flats are lovely and the staff are amazing. 10/10 would recommend living here. Also, the building is only a 10-15 minute walk from city centre which is much better than the accommodation I had last year.

This accommodation has all the bells and whistles that make for a great year at university, making life as stress free and convenient as possible. The accommodation has different room options for different needs and budgets. This isn't a "cheap" accommodation. But, in a normal year (Not COVID) there's a gym, near by shop, 24/7 reception staff and laundry room. Which make up for the premium cost associated with this property. This has to be one of the cleanest places I've been in. I'll be surprised if you find dust or dirt on the floor, its spotless! The clifford house team are friendly and welcoming and can answer all the questions you have and help you in every way. They went above and beyond during a COVID outbreak to ensure the highest safety measures where met for everyone in Clifford House. If you or your family have the extra income to ensure a pleasant first year at university, then I'd recommend Clifford House! 100%
Spacious living areas, great wifi speed as well as modern bedrooms. The location is great, close to town and not too far from the Uni campus. The staff here are great and would definitely recommend any potential students to stay here!

The accommodation is amazing! I have some health problems and the accommodation staff makes sure to check up on me and takes really good care of everyone. The social spaces are really amazing and it’s really easy to socialise with people you live with in a variety of ways :). My favourite spot in the accommodation (apart from my bedroom!) must be the gym - it’s so well equipped and always free to use
Clifford house is a nice, new building close to the city centre. It is a bit of a walk to the campus but it is in a nice area close to shops and social venues. Additionally, the on-site staff is super friendly and helpful.
Living in Clifford has been the best! As a final year student, I have tried different housing experiences but Clifford House is by far the best! Not only is the staff absolutely amazing but the social spaces and the gym are definitely one of the best perks! So happy to be here
Loved living at Clifford House for my first year, the social spaces have been incredible and really feel I get my money’s worth with them. The staff are always so helpful and friendly - really appreciate the fact they are not just a “landlord”. Would definitely recommend.
Although not one of my choices for accommodation this is honestly the best option, not only are you a short walk from town but also located halfway between St Luke’s and Streatham campus. The staff are all so caring and helpful ready to chat at reception whenever you see them and with high quality facilities such as the TV lounges, the gym and study room ... this really did make my first year even better at Clifford. Would recommend 100% :)
I stayed at Clifford house the year it opened in the 2019/20 year, overall I really enjoyed my stay at Clifford house. I did not opt for Clifford house in my selections and was concerned about being off campus, after staying there for a few days, it was clear that this wasn't really a problem. The location is okay, it is a 15-20 minute walk to campus, depending on the part of campus you are going to. Importantly, Clifford House is located virtually in the centre between campus and the city centre, so going out was much more accessible for me living in Clifford House than my friends on campus. The rooms and kitchens were probably the nicest I have seen on campus, and the common room and the study space were extremely useful and seem somewhat unique to Clifford House, along with the cinema rooms that I also ended up using all the time.
Don’t be out of that it is “off-campus”. Perfect location as you are between town and campus! Social spaces and gym are great :-) Staff are amazing and will miss living here.
The staff are very friendly & helpful. They host different types of event nights to get everyone involved and make sure we have things to do. The location is a good distance inbetween uni & town. The building itself is probably the nicest accommodation I’ve ever seen! Would recommend 100%.
I could not be more happy that I ended up in Clifford House as it truly made my first year university experience that much better. Everything about the accommodation was incredible and it was clear from the outset that the Clifford team really cared about ensuring the best possible experience for all of their students, even knowing us by name. I’ve had to summarise my praises as I hit the character limit but essentially everything from the building itself, to the amenities available, to how clean the building was kept, to the number of people in each flat, to the quality and size of the rooms, bed and shower, to the storage space available, to the activities organised, to the support in place for fixing things and and most notably to the care and dedication of Matthew and his team, made my first year experience incredible. Clifford House is easily the best accommodation in Exeter. I live in a flat and the rooms are a great size, beds are so comfy and the kitchens are really nice. The staff are very helpful and you can collect your parcels at any time as there is always someone there to pick them up! There is also lots of communal space e.g. the study lounge is well equipped and spacious and the TV lounges make the perfect place to chill with your friends in the evening. Overall I would definitely recommend this accommodation to any students coming to Exeter!
6 flats to one large kitchen, plenty of cupboards for everyone and a large table and smart TV in each kitchen. Good location for both campuses and close to town. Gated off so feels really safe. Football stadium is right next to building, can be loud, but usually only every other week on a Saturday. Kitchen isn't cleaned which is one of the main downsides I find. The staff are amazing, so lovely and always have quizzes, activities, pancakes etc. for us so it really feels like home. There's a massive social area on the ground floor with table tennis, shuffleboard, games and a TV, a TV room on floors 2, 3 and 4, a communal kitchen on floor 1 and a study space on floor 1. There's also a gym and the staff have free yoga/circuit classes there every week. The other only issue I have is that if your room faces the courtyard/smoking area it can be loud in the evening and smell like smoke. The positives well outweigh the negatives though and it's such a great place to live.
Easily the best halls! The people who the run the halls are absolutely amazing holding weekly social events like making us pancakes in the morning. In terms of the location, its a quick 10 minutes from the centre of campus which is the same as some of the halls on campus and is right next to all the night clubs because it's 5 minutes from town :)
