After being a student for 5 years this is by far the worst student accommodation I have ever been in. The walls are paper thin and you can year every sound from all nearby flats, including cutlery being used on plates and phone conversations. The fire doors slam shut every time and you can hear every door throughout the building. In addition, this accommodation is located on the A34 (the busiest road in Manchester) and directly opposite the hospital where ambulances enter with their sirens all day long and throughout the night. I never got any sleep and to make things worse, I had to listen to my flatmate screaming and shouting in his room whilst he played computer games all night. The accommodation staff did nothing at all to help me despite countless complaints, only ever replying with 'the building is full and you cannot change rooms'. The bathroom is no bigger than an aeroplane toilet. This building is built for profit, not for students and anything but a 'sanctuary'.
Lovely bedrooms, great sized kitchens, perfect location, friendly staff. I’ll definitely be staying here again next year - but one warning I have is that reception probably won’t help sort out any safeguarding issues or issues you have with your flat beyond repairs. If you feel unsafe in your flat or if your flatmates are bothering you beyond reason, don’t expect any help.
Thank you for your review, we are terribly sorry to hear you feel you have been failed by us when you have raised safeguarding issues. We can assure you that ensuring our residents are safe and comfortable in their homes is one of our top priorities. If you would like to discuss your issues further please contact the accommodation manager directly via jordan.sutton@sanctuary.co.uk with your Sancuary reference number and some information about the previously raised situation. On a more positive note, it is lovely to hear you will be staying with us again next year.
I have lived in this accommodation for two years. The first year experience was really good as I lived with good flatmates which they were self-discipline. However, in this year, I got poor behaved flatmate who did not take responsibility to kept clean of the kitchen and made the kitchen so messy. I felt like I was a maid in the flat to clean up all his mess. Also, as the walls were thin in the flat. You can definitely hear your flatmates voice in the room. He was always talking in the room at midnight which I could not sleep well at every single night. Moreover, he used people's belongings without asking for permission. He stole my milk, using people's chopping board, knife etc without asking. I tried to complain it to the receptionist by email twice. The first time they didn't respond and the second time they did try to invite all the flatmate to have a meeting but that flatmate didn't show up at all. So the problem did not solve. I was so depressed through the year....
Thank you for your review. It is unfortunate to hear that your experience at our accommodation has not met your expectations and we strive to take all feedback constructively. There has recently been a change of management staff on site and we hope this will improve the service for you and your fellow residents. If you feel you have been unheard by the team and that you have exhausted all avenues regarding your complaint so far, you can contact the accommodation manager directly via his email - jordan.sutton@sanctuary.co.uk.
The property management is awful. The reception is closed most of the time. Their opening times are 9-5pm with a lunch break were its closed again and close other times with very little notice because they say its understaffed. I have to be in University during that time and I can't pick up my parcels even if I email them that I won't be able to take it during those times. The "refurbishment" that they did is very low quality to the point where all our plates/glasses are in the lowest cabinets because of the amount of time that the cabinets mounted on the walls have broken. There are a lot of people around that are on drugs and homeless sleeping next to the accommodation. The security guards are really nice most of the time though and it's close to University.
Thank you for your review. It is unfortunate to hear that your experience with our staff has not met your expectations and we aim to use all feedback constructively to ensure we can give all or our residents the best experience possible. We have recently undergone a change of management staff on site and we hope this will improve the service for you and your fellow residents and this should also ensure there is a member of staff available in reception at all times through the day except from during our lunch break. If you wish to discuss any of your issues with us further please contact us via graftonstreet@sanctuary.co.uk.
Reception staff rude and almost never work, making picking up my parcels almost impossible.

Lived here for three years, such lovely staff that are always happy to help or fix problems! always freebies going!
Thank you for your kind comments
Is a good location in Manchester which near to UoM and around 20mins walk to MMU. The room are okay but the toilet are small. The management provide by the accommodation are fine but could be improve.
Thank you for your feedback
The staff here are amazingly friendly, helpful, and accommodating. They respond to any reported issues or inquiries in a timely manner. They are the best part of this accomodation.
Thank you for your kind comments
Great experience for now , could have more social spaces .
Thank you for your feed back
Stayed here for 2 years, best student accomodation near the university. A little far from the city centre but bus stops are accessible. Sadly, prices are increasing every year but you get great management; issues are fixed ASAP and emails are replied really quick. Great staff team. Rooms are also really well insulated, super warm during the colder months!
Thank you for your kind comments
Not recommended for first years - you would best need a social space to make some new friends. I can do that fine as I am a third year, but I'd imagine it would be much tougher in first year.

A common room facility should be provided with some indoor games and TVs. It would be of a great place to ease off from studies and spent some time with friends
Thank you for feedback
Very nice overall. Maintenance team quick to respond. Very close to Morrison's and Sainsbury's. If your flat faces the street then it's pretty loud especially since it is close to the MRI and ambulances can wake you up in the middle of the night. That is really a minor inconvenience for someone like me and if it bothers you you can just get a different flat. Staff are so nice, friendly and welcoming, Very quick response time too!
Thank you for your kind comments.
It was a major upgrade form my previous accomodation for an affordable cost
Thank you for feedback
Biggest issue I’m facing is the poor wifi
Thank you for your feedback.
Best place to live near university and near public transport!
Thank you for your kind comments.
I think this is probably the best accommodation in terms of having a high quality yet affordable option. The flats are very spacious and have everything you need, and since I'm in a 2 person flat it's easy to manage everything. I've got a nice view from the 8th floor, the internet is good and my desk is nice and big. Probably the best part about this accommodation is how close it is to the university - I can get to most of my classes in less than 10 minutes. Also, there are multiple grocery stores that take only 5 minutes to get to. There are no social spaces in this accommodation, which may put some people off, but if you are already fine with the friends you have and just want to find somewhere good to live I think this is a great option :)

Great location with a good value of money! Only need a 10 min walk to campus, and there are supermarkets nearby (including the Asian one!). Even tho the room is compact but it is well furnished with lots of storages making everything neat and convenient. The kitchen layout and facilities are also well thought to accommodate just the right amount of people in the flat. Staffs are helpful and friendly. Overall it’s been a nice stay here at Nick Everton building! Couldn’t be more lucky!
Thank you for your kind feedback.
far from city centre but near classroom
Thank you for your feedback
Worth the money!!! Near the university nearly 10 to 15 min walk sometimes 5 min!!! Rooms are comfortable but the washroom can be little bit bigger so that tall persons can bathe comfortably. It would be great if they provide free snacks sometimes..
Thank you for your kind comments.
Great property that is close to university. The property is cleaned regularly and the Internet connection is good enough for daily use.
Thank you for your kind comments
Good accommodation next to campus. Clean and quiet spaces. However, there is no wi-fi and it has been really hard communicating the issue and getting it fixed.
Thank you for your feedback
Overall good, needs to improve the wifi
Thank you for your feedback.
I’m really lucky to have other four very lovely and nice flatmates! Living in a flat is a good opportunity to make friends. We often cook together, share our daily life with each other, and hangout together. As an international student, I would say having nice friends and flatmates helps me get through the hard times:) Also, the staff in my student accommodation are very supportive and friendly! Although the bedroom and toilet are small, it’s cheap (compared to other student accommodation…) and enough for me. I really enjoy my life here:)
Thank you for you kind comments.
The stay here was awesome as you can get buses to picadilly and grocery shops are near to the accommodation and also MRI is also close by and it's a perfect location for students as it will feel like home until you stay here.
Thank you for your kind comments.
It is really near to the University of Manchester. The receptionist is 24/7 so I feel safe. But the bathroom is quite small for the price and there is no social space except the communal area (kitchen) of the flat, for example table tennis area or other things
Thank you for your kind comments.
I stayed here for two years and can definitely say it has been a pleasant stay. I would recommend this accommodation to students looking for somewhere to live but would also say that the rent should be lower.
Thank you for your kind comments.
(Sanctuary Students, Nick Everton House, M13 9LJ) A great looking place, great staff with very modern and furnished rooms. Recommend to anyone.
Thank you for your kind comments.
Very good, location was the best part, however decor is a bit old fashioned
Thank you for your feedback
Best student halls of residence I have been in. Really friendly team on site.
Thank you for your kind comments.
Very good accommodation, stayed there for 3 years and love every moment. Staff are great
Thank you for your kind comments.
Its a good space in a great location (central manchester), however their social spaces are lacking.
Thank you for your feedback.
A great place for me to live as a masters student, 5 minute walk from UoM. Socially dead, wouldn’t recommend to freshers. Staff are lovely, facilities could be better but no issues. Expensive laundry.
Thank you for your feedback.
Very good location, lovely staff. The rent might be a bit too high for what is offered.
Thank you for your kind comments
I highly recommend considering Sanctuary Students on Grafton Street for your accommodation needs. The rooms are well-maintained and spotless, and the staff is extremely welcoming. Its proximity to the university and local grocery stores is also a notable advantage.
Thank you for your kind comments
Good value for money for the flat and location, with an incredibly quick response to repair problems. Unfortunately a big minus was the dirtiest flatmate I've ever had, but that is not the accommodation's fault. However, the bathrooms really are equivalent to ship or train ones and are difficult to maintain clean, so prepare for that. That's likely the biggest and only real fault of the place. Haven't sensed any social events and didn't meet anyone besides my flatmate while staying here, so the social scene is pretty much nonexistent unless you stay in en-suite flats as they house more people and I imagine that's more social. Besides it all, its a great place to be if you're seeking a quiet place / flat to study and it's probably great with a nice flatmate.
Thank you for your feedback.
After being let down by the University of Manchester when they promised accommodation, I luckily managed to receive an offer from Grafton Street after being placed on a waiting list, two weeks before I was meant to start my course. Thankfully, the location was perfect, and an ideal living situation with only one flatmate to share my facilities with, who I clicked with almost immediately. This year's rent was also considerably cheaper than that offered by the university's own halls, however has jumped up quite a bit ahead of next year, as a result of the horrendous situation of student accommodation throughout the city. However, I re-booked my flat, with the same flatmate, as I automatically knew it would be where I'd be most happy heading into my second year.
Thank you for your comments
Very poorly kept rooms, no amenities, very rude staff who do not even attempt to solve students' issues, especially international students. The walls are also incredibly thin and you can hear everything your flatmate and neighbours do. Heating is useless in winter due to the non-existent insulation. It's very bad compared to other similarly priced accommodation options. The only thing it has going for it is the proximity to the university campuses and relatively easy application process.
Thank you for your comments
Great value for money, clean.out of 4 student houses ive lived, this ones the only one with no silverfish problems( in my experience atleast). Good bed and shower and absolutely lovely office and maintenance staff. However, upper management of sanctuary students made some students make move flats during the tenancy without prior agreement with a months notice because they wanted to renovate, which was very inconvenient and rude in my opinion
Thank you for your kind comments
Grafton street has been a great place to live. It’s really close to the university and I’ve always felt safe here. Staff are all friendly and deal with any issues promptly.
Thank you for your kind comments
I had a great stay at Grafton St. The location is amazing and the staff is very friendly. I had amazing flatmates and everything worked out quite well
Thank you for your kind comments
This accommodation was the best for me as it was so close to the university. I felt safe at all times and made so many new friends! Thank you so much sanctuary students and a big shout out to the lovely ladies in the office for all their support throughout the year!!
Thank you for your kind comments
I think the value for the money is good considering the location, however the walls are paper thin and the flats aren’t thoroughly cleaned before you move in unlike other student accommodations.
Thank you for your comments
A good place to live, great location, friendly and communicative staff.

What i like about nick everton house are as follow : 1) the location is very close to university of manchester main campus. It only take 10 minutes for me everyday to go to class! It is the most important thing because at the same time i do not have to spend money for transportation cost! 2) its value of money. With the all included bills makes me not have to worry about the rise of electricity cost and so on! 3) the staff are very helpful and they very quick to respond our queries! 4) i love the fact that nick everton house often held mini events! What i love the most is during the Christmas with its christmast calendar we can collect gifts 😝. I also like during coronation we got cakes and tea. 5) the 24/7 security. I feel so secured living in nick everton house because of this!. Thank you so much!
Thank you for your kind comments.
The rooms are clean and well maintained with good common rooms and it is really close to University of Manchester and nearby supermarkets. Only improvement would be a common area for open to all students in the accommodation. Although, in terms of the rent it is definitely worth the value. Such good amenities at such low price is hard to come by. The staff and maintenance team is also good and really quick at addressing issues.
Thank you for your kind comments
Exceeded all expectations! It was amazing to live here
Thank you for your kind comments
Walking distance from town centre, universities, shops, bus stops and train station, no social spaces only the living rooms within each flat, hard to meet and talk to people as everyone is just sat in their bedrooms and there is no mixed social spaces. Before I moved here I was told we wasn’t aloud to know who the other flat mates are I think this is stupid as when we moved in not any 4 of us had anything in common, we all did not get on all year round and it was so uncomfortable to live here, it would be good to fill out a survey or something about hobbies or interests or what type of flat mates you would like
Thank you for your comments
Great, comfortable place to stay. Fortunately close to my University. Only wish there were more social events, and my room had curtains for my window. But these are relatively minor things.
Thank you for your kind comments
Excellent location and the flats themselves are really decent. Noise has also not been an issue at all for me. I have struggled with maintenance issues not getting sorted. When I first moved in I reported a couple of issues which were then seen to the same day, but then when I reported other issues later in the year they were never taken care of. My report was acknowledged by staff but was never actually fixed, which is frustrating. It was also apparent upon moving in that the flat had not been properly cleaned at all. I am not sure if this is more the fault of the previous tenants, but it definitely didn't seem like any professional cleaners had been in before I moved in anyway. The kitchen in particular was quite grimy, the bathroom sink was blocked, and my carpet obviously had been vacuumed in a while because it was covered in hair. Not the most pleasant first impression.
Thank you for comments
Ideal location for both Manchester met and uni of manchester. Never had a problem with WiFi and staff always friendly and quick to respond to any problems.
