LIV Student Belfast opened its doors in September 2021 and offers students a range of modern facilities and rooms. Conveniently located close to the city's Cathedral Quarter and close to Yorkgate Station as well as Great Victoria Street train station. Ulster University Belfast campus is less than a 30-second walk away whilst Queen’s University is a fifteen-minute bike ride away.
The property boasts fantastic indoor and outdoor social spaces as well as all the amenities you need for a comfortable stay. There is a roof terrace, TV lounge, games area, cafe, hosting kitchen, common room, cinema room and karaoke room for you and your friends to enjoy. If you are wanting to work up a sweat, you can make use of the fitness studio. For added convenience, there is free WiFi, a study room, bike storage, 24-hour security, a laundry room and 24/7 support from the on-site residence and maintenance team.

Hi, Thank you for getting in touch, I am unsure as to the changing guest policy you have heard from others however to confirm residents are allowed to have 1 overnight guest 2 nights per week that must be signed in at reception 24 hours prior to staying. We have a guest register based at reception and its quick to sign guests in with the team. If you are having guests visit during the day and not staying they need to be signed in as early as possible on the day to allow our tema to run accurate in house guest lists (should the fire brigdage need this in an emeregncy). When considering accommodation we called to Liv Belfast for a viewing. We were sold on the accommodation when we experienced the warmth of the welcome and reassurance that our daughter would be cared for when given a tour of the building by Mary Jane. It was her approach we bought in to, not just the physical environment. I remember saying to my daughter 'you would be alright in this accommodation cause that woman is so invested in her job and love of this work that she would respond to any support you needed'. When my daughter moved there last week Mary Jane on both visits we made as parents, offered us sweets and a smile... So reassuring for parents.

Very convenient for class as it’s right next door, however more on the pricy side

Yes we are in a great location for the University, perfect for nipping back and forth from uni!Our prices are reflective of the currrent market in belfast and reflect our extensive amenties we have on site, including all bills included. We hold the most open spaces of all current studetn accommodation in belfast , 2 outdoor terraces wiht lounge areas, cinema room, games room, games area, cafe, libray, gym, hosting kitchens perfect for group celebrations. We run fantastic events weekly and always aim at engaging with our residents wheter it be mental health week to throwing cocktail parties on the terraces. We are good value for money with all considered and in line and in certian room types cheaper with other accommodaion in the city, we hope you would return to us next year, we have a few remainging studio apartments. Extremely good, One of the best accomodations you can get up in Belfast especially if your studying at Ulster University due to the walking distance. Many communal spaces which makes approaching and interacting people really easy, cinema room, PS5 room, pool table, retro games, coffee area, gym etc. The rooms are great to, A lot better than the accomodation I was at better (unnamed) which was in contrast quite bareboned.

Stayed in the LIV Student - Studio room during master in Ulster University. The best place for students to live in Belfast, the front reception staffs are very good. Especially Keelan, nice person friendly and helping. Close proximity to Ulster University and the city center. Recommend this if you like to be in the city

Great location, modern building, staff on reception are very friendly. Shared kitchen is well equipped with a modern smart tv and sound system in all flats. Rooms are nice with comfortable mattresses. There seems to be a very strict procedure when you want to bring friends/guests, anyone over to visit or stay. I understand guests needing to be singed in for fire safety measures, similar to other student accommodations around belfast, but at Liv they require overnight guests to be signed in at least 24 hours in advance of them staying here, which i havent seen when going to visit friends at the surrounding accommodation buildings (especially private accommodation). They will also restrict anyone who isnt signed in from entering the building after 9pm, quite ridiculous when you spend this much money to gain freedom, and have a student experience, only to be treated like a child! Wont even let a friend wait inside out of the rain for a taxi by bouncer style security. Otherwise, no issues.

I can shed some light on our guest policy, due the volume of persons in our building approx 717 residentgs its essesntial we monitor the flow of persons in and out for your safety and the safety of others. We do allow guests over its just a case of signing in advance, we require up to date guest log books incase in the event of serious fire in the building, we can evactuate and esnure everyone is safely out of the building. Residents are allowed overnights guests to stay over 2 consecutive nights per week and allowed to sign others in throughout the week. We restrict persons from 11pm if they are not signed in, I will have a word with the gaurds to esnure they up keep with 11pm, We are doing this all in the best interest of the our residents safety however we are open to feedback, if you would like to email directly at ursula.moore@livstudent.com with any suggestions. Could you provde me dates and times of this incident whereby your friend wasnt allowed to wait inside and I can inviestigate this issue, as I can assure this is a once off. It's an amazing place to be. The people are really friendly. There's an excellent package delivery system where we receive emails telling us our packages have arrived. The kitchen facilities are excellent. I love the fact that the TV license is paid for. The bedroom facilities are quite nice.

Had some issues with facilities like electric continually going off and oven breaking also lock malfunctioned on door

Our shared spaces share electrics, if for instance an international appliance with higher voltage is plugged in it will trip the electrics or if sockewts are overloaded this will cause the power to trip. If you are having ongoing issues with electrics please ensure to log this with our maintenace team who can resolves issues quickly. As with all appliances these can have issues, I hope we were able to solves these in a fast mannar for you and you are not experiencing any further issues wiht your oven or lock. Living far away from home LIV has really helped me to settle into Belfast as it has a great buzz to it and sense of community. The team are particularly helpful and friendly which has been majorly reassuring, Ryan and Keelin are an absolute credit to the team, always happy to help and enthusiastic. I’ve enjoyed staying in LIV. All the staff are nice people and make it a great place to stay. I also feel safe staying here. The building is secure and this was a big deal for me as I was robbed in the previous place I was stayin.

I have absolutely adored my experience with LIV student Belfast. I especially love the front staff they area all amazing and helpful if I could give them higher than a 5 I would! Especially Ryan he has kindly helped me so many times when I have been forgetful and locked myself out of my room.

I've really enjoyed my time so far at LIV. The flats themselves are very comfortable and inviting. The staff have been as friendly and helpful as I could hope and the social opportunities/events they've provided us with have been really enjoyable. Also a 2 minute walk from the Ulster Uni Belfast campus, so I'd definitely recommend to newer students.

Thank you or noting how nice our accommodation is,, our rates sit mid way between the likes of student roost and other providers n the city. Also all our bills are included meaning the value for money for the facilities and is really second to none. You are allowed to have guests over you simply must sign them in 24 hours previous. You are also allowed an overnight guest for not more than 2 consecutive nights per week, this is standard amongst PBSA. We must have a wrtten record of all in house to give to the NIFRS in the vent of a building wide fire, its for your safety and the safety of others. Was excited to move in to the accommodation but my experience has been generally negative. I haven't had a homely sense from the accommodation in the 3 months I've lived there. The price of the room is extortionate considering how little you get with your money. The rooms are unbearably hot as well and this makes a very unpleasant experience. The communal areas are okay but you won't get much use out of them as they're always packed. This isn't a fault of the building but just makes it hard to socialize. Parties have been a big issue as well. Maintenance is prompt and fixes the issues but the issue then happens again as there seems to be an issue with the rooms and considering the price per month I expected better. Staff are generally quite friendly and can't be faulted but the accommodation overall is not something I have enjoyed. I would not rebook this building again and if I had the choice to go back I wouldn't have moved in when I did.

I have reviewed our maintenace tickets and cannot see a pattern of returning issues on the same room, are you ensuring you log issues for these to be resolved fully by our staff. Thank you for noting our quicky response of mainteance issues, the team ensure to fix issues as quickly as possible. The temperature can be regulated, its currently winter and must colder meaning we have turned the heating up to ensure everyone stays warm over the colder months. I'll run some tests around the building and we will alter the heat if its too hot in places, all rooms also have opernable windoe to allow fresh air if too hot, thank you for advising. Our social spaces are busy and its great to see our residents make the most of these, thats why we have 2 full floors of socials spaces, cinema room, media room, ample lounging areas, the social spaces are busy during peak times however there are many quieter times to make full use of our spaces. Making friend can be sometimes difficult however if you ensure to come to some of our events it would make it easier to create new friendships, if there is anything we can do please advise. I would love to hear feedback on how we could make this more homely for you as thats our main goal, we have done so for may other residents and want to ensure we get it right all the time for everyone. Our events are inclusive, our staff give the personal experience with all residents and we run multiple events to bring persons together, if you have any further suggestions or comments please contact me directly on ursula.moore@livstudent.com. Our prices are lower than market average and include are inclusive of all bills for example if this is a dual studio it works out at £600 per month all bills included, which we beleive it very good value for money considering the facilities and offering we have here. We also have many lower price point rooms avialable earlier on in our leasing cycles. Living in LIV for myself is not the best experience for a few reasons, it is over priced and not good value for your money, for a student accommodation i pay £1200 every month and its not sustainable. The heat in the rooms is unbearable and you have no control over the temperature. Our showed is constantly blocked and over flows onto our bathroom floor destroying the rug we have. Our matress has a dip in it which was there when we moved in and its only getting wider. The security also seem to make up their own rules to guests and you cannot have a friend over past a certain time (the time changes faster than the weather) even though I'm in a studio.

We along with many other residents believe we are great value for money, considering all bills are included, weekly events and the vast array of additioanl support provided on site. Our commitment in keeping our accommodation afffordable and good value for money is paramount and can be evidenced by our rates, which sit slightly lower than many other accommodations within the city. The heating is regulated by temperature, eg if the building get to a certain temp or if you have a window open the room will reach a certain degrees then knock off, before re-heating up again on ocassion persons find it difficult to adjust the temperature on their radiators the value can be found on top of the radiator. We would ask you to log a support ticket in the My Liv App or pop by reception and we can have our mainteance team look into this for you, incase there is an issue with your specific studio. The shower drain alike private homes can clog if not regulary cleaned throughout your tenancy with us, please ensure the drain is kept clear from a build up of soap scum and hair, Shower drains are cleaned prior to each new tenant moving in, if you need assistance with this please speak with our team. As we are a large residential building we must ensure the safety of our inhouse residents, to confirm our policy is each resident is allowed a guest to stay overnight no more than 2 consecutive nights per week if signed in 24 hours previous at reception. Residents are not allowed to bring persons back in the late hours wihtout these persons having been signed in the night previous, this is essential for health and safety reasons. There has been a change over with guards recently with the specialist company we use, i will ensure to highlight this at our next meeting. Top Class student accommodation on the island, The Staff and Management are amazing people and so helpful to make ur transition from A levels to Uni as smoothly as possible. The building itself is so dreamy, feels like ur on hoildays everyday in LIV, with the Views it offers, the selection of things to do in all one place from gym, the game area, cinema room whom will be amazing for World Cup football and love island fans, piano area, study rooms, social room where can host parties and night out , after parties etc. The en-suite and the kitchen is first class, feels like ur like in a pent house while ur a student in uni or college.

I am from the south and have moved up north into Liv Student Belfast accomodation and it has been very welcoming, it is very central, close to my university( Ulster University) and is great value for money. The building offers many social spaces and hosts many events and talks to get involved with.

I lived here 2021/2022 and honestly i loved Liv. I’m so shocked to see that most of the reviews are bad as my experience was great. Amazing location. booked a bronze en-suite and it was big enough, honestly no need to book the higher pricing rooms. Super comfortable bed, lots of storage, lovely bathroom and lovely kitchen. The only tiny problems i had was the thin (ish) windows which meant i could always hear people coming home at 3am when i was trying to sleep and the sound of the bathroom fan was so loud i got earplugs but this isn’t a huge issue. A lot of reviews commented on the noise and i have to agree. There were many nights i could hear other flat partying all night with loud music when i needed to get up early for work or uni and calling the security was a bit of a nightmare. Other than these minor issues my experience was great. Was always able to pick up my post no problem and talk to staff about anything. Colby was especially great!

We have an out of hours security number which tenants can contact for out of hours support, I'll touch base with all guards regarding this. We are a large resiential building so we will have persons enjoying themselevs from tiem to time , however we have strict 11pm-7am quiet hours and encourage any unacceptable noise levels reported immediately at the time for security to inveistgate. Avoid at all costs! In addition to posts below there have been other problems. There is a LIV app for announcements and comments posted by residents about issues are deleted by management and management also blocks users who bring up issues from commenting, myself included. There have been multiple instances when water and heating has been cut off for over a day. There was construction taking place during exams despite complaints and noise complaints also not met during exam period at night time despite calling security multiple times. There was no consequence for getting a noise complaint leading to loud music on speakers during exams etc. I had to move to a hotel last minute before my exams which cost me a fortune. Cleanliness awful due to locked bin stores. Only front lobby kept clean just for show.

We would like to address some of the issues raised, cleanliness of the building liv student keep all general areas cleaned daily, tenants shared spaces is the responbility of tenants to keep these areas clean. After tenancys end we conduct full deep clean and santisiation of entire building.Sorry to read you feel differently, we will ensure to readdress this with our housekeeping team. Unforuntabley we cannot control nearby construction and noise from this, we hope this didnt disturb you too much during your exam period. Noise complaints should be dealt with immediately with security, we have since chnage our secuirty priovder and hope this has improved from changing service provider. We will ensure to speak with security and re-brief on our anti-soical and behavioural policy. Our bin stores, yes this has been an issue where we have listened to feedback from tenants and have since ordered new technology which will increase our waste capacity by 20-25% . We wish we didnt have to do this as many tenants did not adhere to our recycling strategy, we have enough cpaacity given the majority recycle. However we appericiate your feedback and wish you all the best for your future studies.
One of the most mismanaged accommodations in Belfast- avoid at all costs. Biggest issue is how unhygienic the place is. Communal corridors only cleaned twice in a whole year and that is after begging accommodation to do it. Bin stores are locked and you have to ask permission to access them, which is often refused by staff and residents end up piling rubbish in and outside their rooms causing the place to be very filthy. Management is unhelpful and has not addressed issue despite complaints. Noise complaints are not dealt seriously and instead you are blamed for complaining. Construction was taking place during exam time and noise was so loud I had to go to a hotel to be able to sleep the night before my exams which cost me a fortune. Parcels often lost. Furniture is cheap and breaks easily and charges for it are insane- 40 pound for broken drawer, 20 pound of tiny bathroom bin etc. Mobile app used to open doors does not work, and sometimes doors are malfunctioning even with key card.
Thank you for taking the time to leave your feedback, we would like to address some of the comments made, Our bins stores had to be heavily monitored by management due to the majority of residents disposing of waste incorrectly. Our recycling capacity was never filled meaning the majority of the building were disposing in the general waste bins. We have ran mulitple campagins and green inaitives to signpost how to recycle correctly. If you need access to the bin stores you are to ask a memeber of staff to open these, many accommodations elsewhere also monitor bin sotres and have limited times when to dispose of waste. We have taken on board feedback from this term and have a new system in place which will increase our bin capacity by 20%, meaning residents will have full access to stores. I am sorry you feel noise complaints are not dealt with in a serious manner if you would like to forward me any complaint directly we can certainly investigate this issue for you. Noise complaints should be reported to security at the time of occurance for security to investigate whislt any alledged noise is happening to investigate fully. We use a parcel scanning system, every parcel which we recieve is scanned in and you will recieve an email, if you do not receive this email then the parcel hasnt not been delivered to site, we have had issues with thrdr party delivery drivers mixing up the accommodations where on occasion parcel has been delivery to the nearby student accommodation. We work together with the other accommodations and delivery any post to eachother buildings if delivered incorrectly.Whilst this is rare on occasion due to human error this can happen. Please come and advise management of any lost parcel with delivery notification a n reciepts of item and we can assit you further. The furniture and cost of replacement is detailed within the tenancy agreement, this is standard charged appliacable alike many other PBSA accommodation. The mobile key app for our doors is an effective system with residents having asccess easily, any failure of this should be reported to reception, possibly your key will need refreshed and resent to your phone which is an easy fix and can be completed at reception if reported. Completely not worth the money and I am very disappointed. The bin store is locked all the time and you have to ask permission to empty your bins, and staff always find excuse to not open it. They then go through your bin bags to make sure you are recycling properly, never heard this elsewhere. We are denied access completely at least every few weeks to the point where residents are leaving their bin bags in the corridors and we are living in filth. Noise complaints are never met seriously, instead you are blamed for complaining. The manager Claire is never helpful, rude and has complete disrespect for staff and students- even making her staff look through garbage and sort recycling. Any problem is met with denial and false promises, to the point where she has failed to solve the bin store issue for 6 months. She even deletes our complaints on the LIV app and blocks us if we bring up an issue. Avoid at all costs.

Last term oour bin store had to be locked due to the vast majority of tenants not recycling meaning capacity filled wihtin 48 hours, we ran numerous information sessions, cluster meetings, the labour intensive work of sorting tenant rubbish meant the bins tores had to be locked during this perido to ensure our bins were collected. Noise complaints are taken very seriously, however they must be made at the time of occurence where security can go immediately to the room, if repeated offender make noise we inrease floor walks, and start our discplinary processes. We are a large residential building so thre will be noise from time to time. Claire is a valued member of staff and has the tenants at the forfront of her focus, staff all pitch in to help deal with the issues caused by tenants not recycling. We have this term learned from last and have new waste management structures in place, and the majority of tenants are actively recycling, bin stores are open 24 houirs, security are swift at dealing with noise complaints, we have not recieved one complaint from start of term. My Liv App is not used for complaints, we have a complaint policy and method of reporting and recording, this is stipulated in your tenancy agreeemnt, we take all complaints seriously and actively investigate all issues raised. We are sorry you did not have a good experience, however this is not reflective of our property as evidence by the vast amount of 5* reviews , however we will ensure to keep your comments in mind and learn from this. Book today to share a flat with your friends, or you can share a flat with your neighbours as the doors have locks that anyone can open! The building also provides 24/7 on site support so you are always more than welcome to come down and ask for help - just make sure this isn’t for your post/the bin room or you’ll have an inappropriate TikTok made about you. The fabulous building manager Claire is more than happy to answer any questions but bear in mind if it’s in regards to something you are not happy with be ready to be patronised, disrespected or have your issue deflected. Thank you for taking the time to leave your feedback, we will repsond to the three main issues you have raised; windows, bin store, locks & Management We recently conducted a building wide audit on window restrictors, we were not happy with some of these and made the decision to lock these until a contractor could attend site.This was only the kitchen windows and all other remained open. In a high rise building such as ours there is no requirement for windows to open and there is adequate air flow through window vents and extraction, This is not however what we want and we have been working hard to ensure they can be opened which many have. This week our general waste bins are full despite being emptied earlier in the week, this is because residents have not sorted recycling and cross contaminated and filled them. We have the full amount of bins permitted and a weekly collection but if recycling doesn’t happen then the general waste capacity is reduced.Our recycling, glass and food waste bins are continually available and never filled, please consider using those while the general waste bins await collection. With regards to the locks we have locks and an access systems that you will see commonly, but none should be tampered with as you have pointed out. We aren’t aware of anybody unscrewing locks, the door handles cannot be unscrewed as they are card readers but we would encourage anyone with concerns to speak with us. We have an open door policy with all our residents and welcome feedback and discussion on issues that may arise, we will continue to assist and signpost residents approporatley. The staff and management team have the residents living experience and welfare at the foremost of everything we do, we are saddened to read you feel different and would encourage a meeting in person to discuss everything and hopefully achieve a positive outcome for you. good friendly reception staff, less good management, locking windows during spring/summer, extortionate prices for things broken (£250 for small coffee table, £800 for a mirror). kinda spenny on full rate but good value this year bc of queens fiasco running out of accom n paying difference for private

Unfortunately within all tenancy agreements if items are broken throughout the teancy due to negligence these are chargeable, the list of charges are detailed within all tenancy agreements. Due to importation fees and the cost of the furniture this is a true reflection of the price of item, also if larger items are broken that require contractor call outs these are also charged back. We do certainly work with students when breakages happen and encourage everyone to come and speak to us directly to resolve. Our weekly rates are reflective of the current market and we provide exceptional shared spaces and living accommodation to reflect this. During our window lock inspection we noted small defects these were closed for a small period of time in order to be fixed. Promise things you never get. Different room types on website do not reflect real life as i know people with a lower room prixe than me but have a bigger room, seem to pay for a bigger window. Staff unhelpful and cleanliness awful- know people who have found cocroaches in hob extractor. Gym is nkt a gym, just a room with bikes and a few weights as they didnt realises that gym equipment is big and needs head room, and ceiling is too small. Wifi will just cut out frequently. Also end up piling rubbish in your room as you have to be escorted to the bin store and it is not open at the weekend. Also aboslutly miles from anywhere. Other than that, great accommodation!!!

To address your first point our rooms are priced/classed on numerous factors including building floor, view and cluster flat size, the size of the room is only one of the elements considered. Secondly it is the responsibility of the tenants to clean their bedrooms and the kitchen within the flat, we do not offer a cleaning service and have certainly never received any reports of cockroaches. Thirdly we provide a gym space which includes multiple rowing machines, tornado bikes, spinning bikes, free weights, medicine balls, stretch bands, dome balance trainers, benches and Wexer which offers hundreds of online classes; we can’t provide every piece of equipment that over 700 people would like. Our bin stores are also open 24 hours a day, 7 days a week, these are locked but you just need to ask at the reception desk for them to be opened. Lastly LIV Student is located just beside Belfast’s thriving Cathedral Quarter and city centre, the new Ulster University Campus is 60 seconds away. With Belfast’s two universities being 3 miles apart we can’t be beside both, we do however have a number of Queen’s students residing in the building who walk, cycle or take a short bus journey to campus. Our management team are in the building during business hours and more than happy to discuss any issues that you may have
I have had a great experience living here so far, the staff is wonderful and the build is really high quality. You get what you pay for which I'm very happy about.

When moving from England, I had to choose student accomodation. The uni accomodation at Queen's messed me around, so I enquired at Liv. Without 4 hours my contract was completed and my mind was at rest. When I arrived here, and whilst living here, I'm impressed by the cleanliness, the facilities, the staff, wifi, etc. I'm super pleased I chose Liv over everywhere else.

Such an amazing accommodation. Staff are so lovely and always say good morning and are happy to help. Facilities are great, it reminds me of a hotel with the state of the art communal spaces including to spacious reception, kareoke room, cinema room, gym and games. Very good design of the bedrooms, creating lots of storage. Kitchens are also very well equipped including a dishwasher and Tv and sound bar. Would highly recommend.

My experience haas been well in the accommodations. The only downfall is that some students cannot respect shared spaces and be clean.

We hope you are enjoying the dining table now that it has arrived. Our studios are spacious with separate kitchen areas along with industry standard pod bathroom sizes. We have different studio and room types with some bigger than others, if you would like more space we have many options available.
