Hi, Thank you for getting in touch, I am unsure as to the changing guest policy you have heard from others however to confirm residents are allowed to have 1 overnight guest 2 nights per week that must be signed in at reception 24 hours prior to staying. We have a guest register based at reception and its quick to sign guests in with the team. If you are having guests visit during the day and not staying they need to be signed in as early as possible on the day to allow our tema to run accurate in house guest lists (should the fire brigdage need this in an emeregncy). All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Very accommodating to new students living away from home, staff are extremely helpful. The building is located near city centre so travel is never an issue.

I only decided to take the accommodation in Liv very late and I have to say it was the best decision I have made. The activities through the year organised by the staff in Liv have been amazing and beyond expectations, the place is spotless and facilities are amazing. Currently staying in LIV for college and everything has been fantastic. The staff have been super helpful with any problems I might have, the flats are very well equipped and I am a big fan of the remodeled gym as well. Overall it is a lovely experience staying here at LIV.

I think it's a good accomodation but the price is too much for the quality of the room many thing were broke when I arrive and for the price I think it's not normal

Honestly an amazing place to stay, would highly recommend to everyone, the only reason the cleanliness rating is low is due to the standards when we first got access to the studio apartment. Apart from that everything is amazing!

Of all the student accommodations in Belfast I have seen LIV is by far the nicest and very good value for money with a modern and clean look. It is also only a 2 minute walk from Ulster university and the city is very accessible from this location

I’d recommend this to any new student going to belfast as it has a good space rooms/kitchen/living area for students, good social aspect in the building and close to uni!

My daughter has been living in LIV since 2021. Now, she had asked LIV back in March to terminate the lease early due to unexpected serious circumstances, she is moving out on 28th May. She had asked many times to terminate Tenancy Agreement 51 weeks and to rent the room for Airbnb or Booking.com which LIV itself advertises. But LIV better collects the "debt" for an empty room from us - but in this way LIV are not free to re-rent this room until 30th August as it would be a scam and double profit and advantage for the landlord. If a new tenant comes to this room our tenancy agreement is terminated at that moment and what is a “debt" then and how could we check this if we live abroad? If you value your health and mental well-being, avoid LIV. Under no circumstances enter into a long-term contract, because YOU CANNOT break them under ANY CIRCUMSTANCES, even if you go bankrupt, get sick or die. There are no tenant’s rights or humanity in LIV just lie ant psychological abuse from staff.
Hello, Thank you for taking the time to leave your feedback, I am disappointed to read such defmanatory comments towards LIV Student staff of which are wholly untrue. Your daughter wished to end her tenancy contract in May 2024 despit singed a 51 week contract to August 2024. We discussed with her the terms and conditons of her tenancy alike any other PBSA within the UK / Ireland if tenants wish to leave contracts earlier they must find a replacement tenant. LIV staff worked extremely hard to help your daughter in finding a replacement tenant ( despite this being the whole responsilbity of the tenant) we assisted in doing so to ensure we could ease the stress on your daughther given the situation. We found a replacement tenant who could take over the lease from 12th July 2024, I personally sat and spoke with your daughter explaining the situation, she agreed to the tenancy takeover from 12th July 2024. Since this meeting LIV staff have been subject to written abuse and ongoing written communication with defamtory and wholly untrue comments. PBSA acccommodation is bound by law and regulations alike the private rental market, if tenants wish to end leases earlier they either find a replacement tenant, if they cannot find a tenant they are legally and financially bound to the contract they agreed to and countersigned. LIV Student Accomoodation is a highly reguarded student accommodation with staff working tirlessly for our residents, this is evidenced by the vast array of 5* feedback we receive which is the true reflection of LIV Student Belfast. LIV Student Belfast is my home away from home. The facilities are excellent. There's a number of events organised throughout the year which allows me to socialise with different people and make new friends. There are study spaces at LIV, and in addition, the wifi is excellent, which makes revision easy. The vending machines are great for when I need a quick snack. The staff are extremely friendly, helpful, and resolve issues quite quickly. The TV licence is paid for so I can enjoy watching different programs. The rooms are well maintained.

Absolutely have loved living here as it is a very welcoming and comfortable environment and everyone that I’ve met has been nothing but nice towards me especially Ryan, one of the staff. The building is always kept clean and anything that is broken is fixed quickly. The staff are always friendly and helpful with any issues but most importantly always up for a chat. I love staying at LIV Student Belfast. The property is right opposite the university, making it easy for us. The team at LIV are very warm, helpful and friendly people who ensure everyone who stays here is happy. They also arrange frequent social gatherings for everyone which is so much fun!

Honestly would think I’m living in a penthouse, unbelievable views, decor, everything is just spectacular and loads of freebies through the year which you can never go wrong with and the staff and management are some of the most generous people you will ever meet in your life! When considering accommodation we called to Liv Belfast for a viewing. We were sold on the accommodation when we experienced the warmth of the welcome and reassurance that our daughter would be cared for when given a tour of the building by Mary Jane. It was her approach we bought in to, not just the physical environment. I remember saying to my daughter 'you would be alright in this accommodation cause that woman is so invested in her job and love of this work that she would respond to any support you needed'. When my daughter moved there last week Mary Jane on both visits we made as parents, offered us sweets and a smile... So reassuring for parents.

Very convenient for class as it’s right next door, however more on the pricy side

Yes we are in a great location for the University, perfect for nipping back and forth from uni!Our prices are reflective of the currrent market in belfast and reflect our extensive amenties we have on site, including all bills included. We hold the most open spaces of all current studetn accommodation in belfast , 2 outdoor terraces wiht lounge areas, cinema room, games room, games area, cafe, libray, gym, hosting kitchens perfect for group celebrations. We run fantastic events weekly and always aim at engaging with our residents wheter it be mental health week to throwing cocktail parties on the terraces. We are good value for money with all considered and in line and in certian room types cheaper with other accommodaion in the city, we hope you would return to us next year, we have a few remainging studio apartments. Liv Student Belfast have done very well at making me feel welcome and content. The amazing facilities provided have helped me physically and academically. I highly recommend Liv to any student studying at university, It’s the best place ever !
