Silk Mill provides students with centrally located accommodation as the property is within a short walk or cycle from various local universities and campuses. When residents are not busy with classwork they can explore the many shops, eateries and entertainment hot spots that fill the area.

What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Really love this place and stuff! People are so friendly and welcoming. Also, here’s always some attractive activities for us!
There was no deep clean when I checked in. I was very disappointed. It is a little bit far away from the University but there is a bus station near it, so it’s convenient. Except these, the Silk Mill is value for money. There is a large fridge, a washing machine and a dish washer, and the storage space is very large.
I love the big and bright kitchen, all gym facilities are in good condition. The staffs are very friendly and helpful!
I personally love this place. I have stayed here for 3 years and would stay for 3 more if I could. There is a pool table and a karaoke room and a great gym!

Fantastic building with great social spaces and community vibe
Silk Mill has provided ideal residence for myself as a student since I moved in September 2023. The building contains all the facilities you would need; an on site gym up to date with all the equipment necessary, a spacious dry bar for inviting a group of friends to hang out in, and 24/7 access to coffee, for when studying gets tiresome. There are regular events held throughout the building for anybody to join in, providing Silk Mill with a status of more than just another student accommodation. Maintenance is efficient and quick, when I had an issue with my shower, I submitted the report on the app, for it to be seen to and fixed within five minutes. All members of staff are incredibly friendly and approachable, Sam, Aoife and Robbie at reception are brilliant and always happy to help, and there are people working through the night always available, for those times where you forget your key! Overall my stay here has been brilliant, allowing me to have the best student experience
Incredibly kind and friendly staff, large and up-to-date facilities, tons of facilities including an on-site gym, close to shopping, restaurants, and cinema. They work hard to create a community in the building, with monthly events, dinners, sports event viewings, and collaborative study areas. Truly fantastic (especially compared to university-owned accommodations...)
I currently live in this building and can truly say its a great building. Lived in a few other accomodations in the city but this has by far been the best experience so far. The team are so welcoming and always on board when there is an issue.

This place is not just unsafe, but dangerous. The staff will come into your room without notice and sometimes in the very early morning even though your are sleeping. The worst case for me was when I was sleeping at around 9am, I didn’t hear anyone knocked my door but suddenly my room was accessed by a staff with they powerful common key, even though I locked the safety lock. I was frightened to be woken up but the staff even know you were sleeping, he didn’t close the door but just asked me an idiot question which was regarding another tenant. Also, the whole property is always under construction so if you want to have a place for study, here’s not your option. The property management will also give the common key to construction workers so that the workers can get into your room anytime. None of the property staff will accompany them. Worst student accommodation I’ve ever lived but due to the housing shortage in Edinburgh, I have no choice.
Worst experience ever! I pay 325 per week and this place sucks. The room and space are really small. Stuff come to your room without any notice. Hot water and wifi broke for multiple times. For the worst part, this place is a new apartment, however, for the 10 months i lived in here, 5 months are in construction. Constant drilling, giant noise all day just drive me crazy.

We pay way too much for what we get. When moving in everything always dirty and the cleaning is really bad. The breakfast bar should also be much better as promised
Management is excellent to the tenants and the staff this year. I am thoroughly impressed by their support in accommodating for all my needs and keeping check of my welfare when I was in physical pain. The community here does care for each other.
The accommodation is nice but the management could get better. They need to improve the cleaning services.
Hermione Morris is great as is leasing manager Manon Sluysmans aswell as Andy Cooper. However everything else is to be desired.
I strongly advise against anyone who wants to have a decent university experience staying here. Your personal safety is not guaranteed; in the three months I have lived here, I have already witnessed a number of break-ins. The security is obviously a joke. Additionally, the management staff is pretty careless; don't entrust them with any crucial letters or shipments. Even if they signed the receipt, they will still deny receiving it and refuse to accept responsibility for it or assist the residents in solving the problems they caused. Messy common areas with poor soundproofing are also an issue, but I will not be concerned.
Not only the accommodation itself is incredible, but also the atmosphere and the community feel that the staff are passionately creating. Regular treats (such as doughnuts and smoothies from Hula!), parties (Oktoberfest, Halloween) and activities (yoga in the on-site gym) are regular occurrences here which, when you come to think of it, is mind-blowing! Silk Mill is truly more than just a student accommodation. It is a place to relax, study and socialize with incredible like-minded people! - Ekaterina
Silk Mill is a really nice place, there is a nearby bus stop and everything you beed is close to Silk Mill. The staff are amazing, events are so much fun, and the private studio is spectacular!
Silkmill has given me the opportunity to call this my second home. I’m from South Africa (which is really far away) so you know that I would’ve been extremely homesick. Although this was not the case because Silkmill has extremely friendly staff, exciting events that bring the students together, fantastic amenities (especially the gym) and incredible study spaces (insert heart eyes emoji)!! I have rebooked Silkmill for my next academic year and I did not make any second thoughts about my decision. -Luallan
This is a great place to live whilst studying in Edinburgh. Has great amenities which can be used 24/7 - even a gym! As I'm at Napier it didn't take me too long to get to classes either which I found super useful. 100% would recommend!
