What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Room is far too warm to the point where my computer is overheating from just being turned on. Internet is also poor as I am only able to get internet through ethernet.
I am a PhD student, have lived in Edinburgh for three years, I only ended up here because they were flexible with short term contract. The absolutely worst experience of a hall. The building is stifling hot, it is loud, too loud to open a window, apparently there are common study rooms, but the staff did not bother explaining me where or how to book it. An absolute nightmare is the dark kitchen, not only are there not many lamps, the room is kept in dark grey, to make it even more gloomy. Another person tried desperately to use the old fashioned cooker yesterday, but he ended up with take away

This is my second year at Arran house, and has now because a true home away from home. The staff are really friendly and attentive, grounds keepers are quick with repairs and technical matters, the spaces provided are great for study or downtime and have used them for both. I'd definitely recommend this halls to students of all years as it's upbeat friendly atmosphere is sure to spread your social circle and nurture you to independentancy. Apart from the price in my opinion being a little high due to inflation of the economy, it's well worth it. I've enjoyed my time at Arran extremely and wouldn't change a thing.

I’m currently a first year student at Napier staying in Arran House. I was nervous about moving to halls during the pandemic but the team here are so lovely and make it feel like home. They always have lots of free treats for us at reception. I definitely recommend Arran House if you’re looking for the best halls in Edinburgh.

My one thing that could be a little better is a larger cupboard and fridge in the kitchen and larger desk space. Other than that, this place is absolutely amazing as a first year student living alone for the first time.

Probably the best student accommodation in Edinburgh! Visit my friends at their halls and it always makes me appreciate Arran House even more. Staff are so nice, they have a really cool common room and it's in such a good location for uni, shops, food everything really! Definitely would recommend.
