This accommodation is a bit out of main shops and is a bit from the train to visit shops however the management team are great and very friendly and great at looking after residents. They are worthwhile for the money you spend and are great at wellbeing and general looking after of residents. I overall rate this accommodation an 8/10 as I have seriously enjoyed my time here so far this academic year.

All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Overall I would give it a 6/10 from personal experience. Did have problems such as rats, water being off a couple times and water leaking through my ceiling. Staff did handle complains some times but others felt possibly like they weren’t important. All staff are lovely and polite and some issues can’t be helped. Wi-Fi and other things were great, and the kitchens and rooms were better than expected before moving here
Thank you for taking the time to review us. The feedback really helps us to improve. I'm glad that the rodent issue in your flat was resolved and you are overall pleased with your experience. Very occasionally (a couple of times) we had to shut off the water for an hour or so for essential works within the block. We always provide notice to residents by email when this is going to happen, unless it is unexpected emergency for which we provide regular updates. Thanks again! :-) Please give us an opportunity to raise the 6/10 score by getting in touch! great.wilkins@sanctuary.co.uk
Had a jolly good time. Shops are a bit out of the way with the nearest being Co-Op at Sussex Uni. But the great transport links make up for it.
Thank you for the review! Happy to hear you had a jolly good time! :-)
Amazing experience, they are always so quick to fix issues and problems and the staff are so nice and friendly would 100% recommend for the price.
Thanks for the great review! Glad you enjoyed your stay with us!

Thank you so much for the review!
The staff are always really nice and solve every issue that seems to pop up. There's an array of events for students to attend and there's usually food! Definitely a wonderful place to stay.
We've got loads of events planned for you - with FREE FOOD!!! :-) Watch this space!
everyone has been really nice and they do what they can to help. the staff has also kept the reception area as a comfortable space that I want to hang out in.
Thank you for the great review. Glad you are enjoying your stay with us! :-)
Very good for students based in falmer. Matt and Sam are very accommodating, with lots of events such as barbecues and film nights. Good transport links with bus and trains less than 5 min walk. The wifi is good for streaming videos but won’t allow consoles and things like fire sticks to connect properly.
Thanks for the review! The university look after our internet and can solve most problems if you give them a quick buzz! :-) 01273 644444
Great location, room and staff
Thanks for taking the time to review us! :-)
I can say that it was my best experience of living in a student accommodation. I like Sam and Mat and other staff, they literally do their best to make this place like home and comfortable.
Thank you for the amazing review!
Loved it here! Would highly recommend it if you’re coming to study at the University of Brighton. It’s located in the Falmer campus but has a transport link to everywhere else.
Fabulous! We especially love the direct bus lane to the town and beach... in less than 30 mins!
My experience at Great Wilkins has been really wonderful. Matt and Sam are absolutely incredible and my experience wouldn’t have been as good without them!!
Thanks for the great review! :-)
It's a really good option to ease you into living alone and 'adulting'. Yes we live alone but there's always support available from staff so you're not completely thrown into the deep-end of new adult life.
Thanks for taking the time to review us. 24-hour Reception staff and all-inclusive bills... Bliss! :-)
Really nice clean halls with own bathrooms. Bright and spacious. Staff on hand really helpful and accommodating, would recommend these halls
Thank you for recommending us! :-)
You wouldn't find any other staff that go the extra mile like matt and Sam do, despite all the odds they do their upmost to give us an experience to remember. Number one chef and number one fun starter.
A Chef and Fun Starter! Hahahaha! A perfect match for our on-site events :-) Thanks for the amazing review!
Great atmosphere, and the management are amazing, welcome and hospitable.
Really great to hear! Thank you for taking the time to review us!
Nice and quiet ... good services ... Wished for larger without carrpets rooms
Thank you for the feedback :-)
Sam and Matt are unreal management, they are always there to help support in any situation possible, they always make sure to do activities and get as many people involved as possible, such a great place to live as a first year experience, I have met my closest people here! Love it so so much!
We're adding in extras to our events calendar now as a thank you for your great review!
A wonderful experience with great staff and a welcoming environment
Thank you! We would love to hear more about your wonderful experience. :-) matt.clinnick@sanctuary.co.uk
The reception staff are some of the most lovely people ever! The monthly events they hosted helped me, an international student, expirience more of British Culture. For other pros, the maintenance people are quick to help with any problems. There is a shared food rack which is a nice step towards sustainability. As for cons, one of my friends' flats ceilings flooded and their lights folled with water and fell from the ceiling. It got resolved but it took a few weeks and they probably now have mold in their rooms.
Thank you for the review and we're glad you enjoyed your stay with us. We love our sustainable Swap Shop Pantry too! Sorry to hear about your friend's light - it sounds like somebody left the shower on in the room above! If you would like to send me an email, I can look into it further to ensure that we resolved the issue within a reasonable time frame. Thanks again! :-) matt.clinnick@sanctuary.co.uk
Sam and Matt have been the most incredible welcoming people and have made me feel so safe and comfortable coming to uni. I not only feel like if I’m ever upset or have any issue I can easily voice it to them and get exceptional support. But they have also provided so many wonderful occasions for all the residents, we all enjoy the effort they put in for all of us and we outwardly look forward to all their events. The two of them themselves have made my first year of uni experience so incredibly rich and memorable. I will miss them completely.
Had a little tear in my eyes when reading this! Thank you :-)
Great Wilkins host such cute little events so u can get to everyone. Met my besties here and very greatful. Sam & Matt are brilliant and always there to help and even just have a chat with. You get a double bed which is so comfy and the student shop on campus isn’t too far !!
Brilliant! Thanks for taking the time to review us. :-)
Sam and Matt gave us so many fun events to take part in together! They gave us a reallt great year
Thank you so much! Glad you enjoyed the events!
Sam and Matt are amazing and it’s a lovely place to live
Thank you so much :-)
Sam and Matt are what make Great Wilkins feeling homie!!!! They are always up for a good talk and are always willing to help others. They always make fun activities for everyone at the halls to join in and make it a fun place to live :)
Superstar! We're always here for a chat :-)
I came here worried I wouldn’t fit in, the wonderful reception staff Samantha and Matthew made me feel like home. They have made everyone feel like home and made it a wonderful experience. I Will really miss them when I leave.
Amazing review thank you! We'll miss you too! :-)
Matt and Sam make the experience
It's sooooo easy when we're looking after such a lovely bunch! Thank you for the review!
I love it here wouldnt of changed it for the world
Thank you! So glad to hear you love it! :-)
Matt Clinick and the members of his team are just a wonderful and humane group. They make the students comfortable and respond to issues in a timely manner. Thank you so much guys!
Thank you so much for taking the time to review us! We really appreciate it! :-)
Stayed here after moving out of paddock fields (same campus) as I had a couple problems. I couldn’t fault any of the staff here, maintenance corrections were made within 24 hours, day team were so welcoming and the security staff on out of hours couldn’t be faulted. Sad to have to leave to move somewhere else st the end of the year and would recommend to anyone that would want to have the halls experience at university.
Amazing review - Thank you!. Very glad you enjoyed your stay :-)
Absolutely awful experience living here. With paper thin walls, and flooding bathrooms, dirty kitchens and bedrooms. Whatever you do, save your money! Don’t go here!
I'm really shocked and disappointed that you didn't enjoy your stay with us. The kitchens are serviced by our housekeeper once a week and we respond to all maintenance requests as soon as we are made aware. It would be great if you could get in touch with further details so I can look into the issues that you mentioned. Best wishes - Matt. Accommodation Manager. great.wilkins@sanctuary.co.uk
Really great place to live, on campus so you can roll out of bed and still be on time for lectures. Good social crowd with nice outdoor areas and good social space in reception with a pool table. The staff are massively helpful be that with moving in and out, fixing any issues, or just up for a chat if there is a problem. Overall great place to live
Wow! Thanks for the great review! Glad you enjoyed your stay. :-)
Absolute scam! SAVE YOUR MONEY AND FIND SOMEWHERE ELSE!!!!! I have lived here for my university experience and am so wholeheartedly disappointed in the experience and would go as far to say that it has actually ruined my university experience with the ongoing knock on effects occurring. Complaints that were not easy fixes were still logged as 'fixed' and all they would say is "someone needs to come out to look at it" (a contractor) and they never ever came! So the accommodation team doesn't believe me when I say it was flooding! We went the whole winter WITHOUT ANY HEAT in our hallway!!! My BATHROOM FLOODED EVERY DAY without fail! Honestly grab some arm bands because once you step into your bathroom you're in a paddling pool which constantly spills into the bedroom leaving a wet and smelly carpet for days... Many many other students living here have also expressed their stress in the bathrooms flooding frequently as well.
Really sorry to hear you haven’t enjoyed your two years with us at Great Wilkins but pleased to hear that you have extended your stay for the summer. Your blocked shower drain was fixed as soon as we found out about it and we haven’t heard of any other flooding bathrooms but if you know of any please let us know.
As a mature student I was concerned who I might be sharing with but I was put with other, older students. I was very pleasantly surprised by the room as I had no idea what to expect. The bed was decent and a good size, the wardrobe a double. There’s a long bench/desk and 2 sets of drawers. I was particularly pleased to have the en-suite shower room and toilet. It was a light clean room with enough space. The kitchen was shared with the other 5 tenants and all cupboard spaces and fridge and freezer are designated. There was enough room to eat in the kitchen and spare seats for lounging. Kettle, microwave and toaster were also supplied. The best bit was the 24 hour reception with security patrolling at night. There was always someone you could get hold of and all post is delivered there too. I enjoyed hanging out in the reception area where free tea and coffee was provided. It was a good place to meet people. Having a laundry in the reception building was excellent.
So glad you enjoyed your stay! Thanks for the great review!
Great management, good location (on campus, good transport links to town and other campuses), spacious and comfortable rooms, great environment and lovely place to live
Amazing! Thank you for taking the time to review us!
Loved living in halls here, the events that were put on for us were great, can't fault any part of the experience
Very glad you enjoyed your stay with us! Thank you! Matt - Manager Great Wilkins
Is a nice space, with access to a free gym a few minutes away. The campus is beautiful, and there are frequent buses and train links right into the center of town (Brighton). There isnt much in the way of food at the student shop, so you need to go into town for that stuff, or order it in. So long as you are okay with that then its great! The only real issue seems to be the shower heads, which are a little close to the walls! :)
Thank you for your feedback - It really helps us to improve! :-) Matt - Manager
