All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

It has been great here till so far , the staff is friendly and helpful and the whole place gives you a homely feel . Positioned great , bus stop just adjacent to us , University 5 mins walk and super duper grocery and food options literally in a 2min radius .

I can not recommend this accommodation more. As a third year student I have lived at 2 other places and visited friends at other accommodations and this one truthfully stands out. Great location for both LJMU and Uni of and just a 10 minute walk from town. Great social spaces and value for money. No issues with my living so far. I can not fault the property management. All the staff are lovely and have a lot of time for you. I wish I had’ve booked to live here sooner. Highly recommend this student accommodation!

Overall a decent experience. Quite a lot of money for what you get though. You have to provide a lot of your own equipment including your bin, which seems unreasonable. The staff are friendly and the social spaces are very nice.

Overall it is a good place to live in especially as an international student, the staff are always friendly and welcoming, they also provide free food,coffee and other stuff from time to time and to ensure everyone feels at home they always celebrate occasions like the Chinese new year, easter etcc..

Having a very good experience living here. The location is very good, accommodation is not far from University of Liverpool and also not too far from city centre. There are supermarkets nearby (coop, Tesco) so very convenient.

My experience living in maple house was very hit or miss. The overall building is very poor quality with most of the doors broken and the whole building flooding when it rains, which left the lift out of order for over 3 weeks and dripping through our flat light fixture. It’s in a good location but the flats are quite small with bad ventilation, it was so hot in the summer. The staff are mostly friendly depending on who it is you speak with, but issues stay mostly unresolved.

Maple House is a great place to live, the house is very comfy and the people are lovely, the gym and library are also great touches too. The best thing about Maple House though is definitely the staff, they are super helpful and will always be there for you.

Mostly positive. However the rooms are quite flimsy with things breaking. Not even a bin, toaster, kettle is provided upon move in. Can be very noisy outside on the balcony area due to the material it’s made of. Lift has been out of order for over 3 weeks. However, all the staff are lovely, the WiFi is fantastic and has hardly gone down. The location is also perfect for someone who wants to be near campus and city centre.

I would recommend everyone to avoiding living in Maple House as I had the worst experience there and suffered from mental health problems because I was constantly kept awake by noise. On the ground floor, Co-op delivery starts before 6 am and last almost one hour. On the corner, a bar called THE CALEDONIA plays loud music every Thuesday, Thurday, Friday, Saturday and Sunday until midnight. My neighbour who lives in Maple House 15 always have parties with her freinds with screaming and shouting after midnight. I called the reception many times, and only once they were stopped. Even after I wrote formal complaint letter, nothing changed. I would say the students here are very disrepectful and the people in charge don't really care.

Maple House has been an enjoyable experience and the staff have been a joy over the uni year. There have been super supportive and whenever anything goes wrong they are there on hand when you need them. I would highly recommend this place to anyone.

Friendly staff. Social spaces are limited, would like a pool table or tabletennis. Maintenance requests go long periods of time without answer. I have ongoing toilet problems. My roommate had to move out briefly due to the walls and ceiling leaking water.

It’s been great. The management team are incredibly friendly and helpful. I’ve had many cases where I’ve been locked out without my keys and I’ve been able to get back in without a problem or waiting long at all. Overall, a great value for money both with appliances and atmosphere. :)

the location is really good with uni of liv south campus, only 4 mins walk. they have reception too at art school lofts, so i can take my package easily. overall, really good value for money

I wanted a place really close to the university of Liverpool cause I don't like walking. This place suits me fine. My room is sufficient with basic amenities although I would have loved it if the bathroom had more than one storage space. The living room I feel like the couches could be better. The two seater doesn't fit one person well and the one seater is too tiny. It makes it impossible to chill with my two flat mates and chat or have friends over. It basically discourages socialising. The open plan kitchen should have had more than just a microwave. Maybe a blender and a toaster. An iron box and stand would have been great too. The staff are wonderful. So kind and lovely. They made me feel right at home when I arrived and they have continued to be supportive and amazing. I love the library. Love it!! It looks great and it's comfortable to chill in and study. The gym is fully equipped and never full. I like having a quiet solo session. In conclusion, it could be cheaper tbf.
Moved into maple house a year ago and have been staying here up until this point. This accommodation is good and the staff are very helpful whenever I have any problems.
I looked for a flat to live with my friends during lockdown, and the staff here was very helpful in arranging video calls to show the apartment. I’ve renewed with them for a second year and got a great deal from them. It is close to the city centre and 5 minutes away from the University of Liverpool. There’s an on site gym which is available for all residents, it’s small but if you’re not to picky then it’s more than enough. The staff are always friendly and helpful, and if there’s a problem they are quick to help/fix it. Would definitely recommend this to whoever asks for a student accommodation in Liverpool.
