Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.
Such terrible university accommodation. I would not recommend staying there as the staff are never in the office and such bad communication . It’s the most awful accommodation I’ve stayed at not worth the money
Rooms are very tired looking in Tallis Court - carpets don’t reach the walls, there’s a dent in the wall, blinds are stained and smelly, shower has mold - but otherwise a fine place to live. It has parking spaces which was a requirement for me so that was a big plus although the bollards to secure your space broke after the first week. However, that issue and the issue of our kitchens being badly cleaned comes under Cloud rather than Urban Student Living so I can’t fault Sam for that. Sam has been great throughout the year, making sure my room was secure and flushing my pipes while I was on a term abroad.
Sam and Leister are always so helpful and friendly. they really make it feel like home :)

FIRE ALARM IS CONSTANTLY GOING OFF FOR NO REASON ALMOST EVERY SINGLE DAY SUCH A JOKE WOULD NOT RECOMMEND
lovely area with a range of supermarkets nearby. living area is very nice, with a large kitchen. Internet connection is reasonable however there are no ethernet ports which is an issue. Overall, Canterbury student village is a nice area to stay and i would definitely recommend.
Canterbury Student Village is an amazing place with a sense of community that you can't always find in some accommodations. Any problems are fixed as soon as possible, with Lester doing an incredible job. Sam is always available for a chat and having her in the building means we can go to see her when we need to.
The rooms are great and it's super close to asda so shopping is really easy. Sam is great and looks after everyone if you need help with anything. It's brilliant for student accommodation.
Sam is so lovely and helpful - she looks after all the students who live here. I'm so disappointed to be moving out end of the year as I won't have Sam in her office next door to come and chat to when she isn't busy
Should be a great place but people consistently make noise outside the property so not worth losing money and sleep over.
Sam is a wonderful person who puts the needs of the students first Im with cloud homes but I’m moving next year to urban student life because of how Sam is so generous and effective. I had issues I was complaining about for a long time and Sam resolved them in one day. A blessing on earth

Generally nice place to stay. It's really nice from the money and has basically everything you need for living at university.
I’m an international student and I live in Kentish house and I have no complaints! The space is nice and gets cleaned once a week. The property manager Sam is AMAZING and has exceeded my expectations! She has been very very welcoming to me and has made my transition so smooth! She responds to ALL emails in a timely manner and is very nice and understanding! She also doesn’t hesitate to help with any problems. I would definitely recommend
This is my first time staying in Kentish house and so far I am more than happy with the services I have received whilst staying here. The maintenance team are brilliant, any issues I have reported have all been dealt with to a high standard the same day that they have been reported. I am very happy with the services i have received so far, they team are very welcoming, as well as they have gone up above and beyond to make sure that I feel comfortable and well supported during my stay with urban student living, I will defiantly be recommending urban student living to friends and any potential student here in Canterbury.
Great property manager, nice location aswell
This is my first year staying at Canterbury student village and I am more than happy with everything here. Firstly, the property manager Sam is incredibley helpful, she will go above and beyond to ensure your stay is comfortable and will accommodate everyones needs. The halls are located right next to a big Asda and many retail stores, its an intermediate walk to the university of Kent, around 20 minutes. You have your own lockable room with your own key and an ensuite bathroom, the communal spaces and the kitchen are spacious and kept clean. You can have your own privacy and enjoy a social experience with the people in your block. Cleaners come once a week and do a very good job of cleaning the communal spaces and I have no complaints and even if I did, Sam would be the first person I would go to who will not hesitate to do anything to remedy the situation.

Good location, there’s a lot of shops around such as Asda, b&m, Lidl, Aldi and a retail park 10 minutes walk away. Cleaning could do with some improvement. Property manager Sam Jeeves is very very helpful and kind.
The accommodation is located in a good area, very local to a lot of stores, was pleased with the kitchen and the room
I have lived here for a year now and I am going to my second year. To be honest, the first year things were all over the place but when Sam came along everything became easier. She's the best property manager I have ever come across and she is very helpful. We are even starting a little garden with veggies and flowers around the accommodation. I will definitely recommend this place for new students.
Been here for 2 years, going on to my 3rd and final year. I loved every moment of it and with the new property manager Sam Jeeves, it has been a joy to live here. Any issues, complaints or small problems were always solved quickly. Whilst always being free for a small chit chat in the mornings.
