All the Answers You Need About Student Accommodation
What tenancy length do I need?
Some students choose to stay during the academic year, whilst others – particularly international students – require a tenancy that covers the entire year. You can also find student accommodation that is available for one or two terms, classified as a “short stay” on our search filters.
Should I stay in catered student accommodation?
This is totally up to you! Catered accommodation means you will be served meals at set times in a dining hall, and you’ll likely have access to fewer kitchen facilities than if you were to stay in self-catered accommodation.
What is a guarantor and do I need one?
A guarantor is a person who signs a contract to agree to pay your rent if you are unable to. Most university accommodation requires a guarantor, and this applies to both domestic and international students.
Will I need to pay a deposit on student accommodation?
Most likely, yes, you’ll need to pay a deposit. This will be refunded at the end of your stay as long as there is no damage to the room or property.
What bills will my rent include?
If you are staying in university-run accommodation or private halls, your rent should include any utilities such as electricity, gas, water, and internet. Students are not required to pay council tax, however you may need to fill in an exemption form so make sure you check with your local council.
What is purpose-built student accommodation?
Purpose-built student accommodation (PBSA) are residential buildings designed for students. They are often located close to campus, boast modern facilities, include all bills, and often have staff on site to assist residents.
Will my student accommodation be furnished?
Student accommodation is typically fully furnished. Your room should include at least a bed, clothes storage, desk and chair. You’ll likely need to bring things such as bedding and kitchen utensils, but we have a full list here of everything you’ll need.

Overall a decent accommodation with a good location. Friendly staff and good value for money.
Already my third year at Austen House. The room is nicely designed, lots of common rooms, staff very kind and helpful! We have student events every week so feeling like a community. I recommended it to my friends.
New facility, seems good. Sweet note to remind.
Today my radiator did not work, and the staff helps me quickly and changes another one. It's nice to have this kind of high speed service. And the location is very convenient to several shops.😄
Is like my second house I had an awesome experience by leaving there, since my first year all the way to my final year. The staff another story very engagement, helpful and supportive specially the lady called Nicola from the main staff she is the best of the best thanks.
Amazing staff that works around the clock to provide a amazing service throughout lockdown
We ❤️ Nyx. Good location and lovely rooms too!
Lovely receptionist ❤️, very friendly people around!
Due to covid many spaces were unavailable but I feel if they were open. I would be able to experience more. Also the heating and WiFi could use check as they seem to be very weak.
I wasn’t able to assess some stuff due to covid however the facilities available is huge and good quality, also the rooms are a good quality. However, I would improve the heating and the internet as both are weak.
It’s being advertised as 24 hour security and reception however from my experience it’s not true. Theres no security guard and nothing is open for 24hrs. The reception is almost always closed every time I go down to collect a package and it’s annoying especially if the package is urgent for my course. When I moved to my studio my fridge was empty and the toilet was dirty. I had to clean everything myself that was left by the previous owners. The fire alarm goes off so often without any reason why. Location is good but I won’t be staying again next year.
Really enjoying my time here so far, very friendly staff that are always there to help. Great rooms and range of social spaces!
It would be best value for money if all of the social spaces were available. Main issue is that the studio flats don't have an oven and it's complicated to book the ovens at the bar. Staff are very friendly and helpful
I have enjoyed my time at Austen House so far :-)
Loved living here but due to lockdown it was incredibly difficult, living in such a small room there was minimal use of facilities. Nicola at reception is an incredible person, so friendly and helpful. She honestly goes above and beyond for residents and I strongly suggest she is promoted or given a raise! She made my difficult time here a lot more bearable and I can’t thank her enough!
I like my studio room, the location and social events. However, general cleaning of the building is not enough. Staff is great, especially Nicole and Mini are so nice and helpful but I cant say the same for administration. For ex. They didnt reply my long email of complaint. The website so the payment system isnt well-run. That causes confusion and mistakes. Thıs can be solved in some way but it makes you tired. Also there is always a fire alarm ringing so that you cannot understand it is real or not. That almost makes me have panick attacks. There are some social spaces like study room, reading room, bar but there is no gym.
I love Austen house so much! It’s a great place to live and it makes me feel like I’m back at home with the way the accommodation is. The staff are really helpful and friendly and that makes it even better for me to live here.
Austen house is a relaxed and snug student halls environment. With not to many to a flat. Private studios. Sensational social spaces when open. WiFi holds up well can be down occasionally. The staff make it though, they care about every single resident form a long lasting bond so it does feel like home. The price range depends and what luxury you want. Overall a fantastic place to live life.
Wifi can be slow sometimes. The reception and flat maintenance person are really nice. Never been to common social places, don’t have any comments.
My second year here and will be rebooking!
This is great accommodation - have stayed here over lockdown and the facilities are great. The staff are super friendly and helpful, especially Nicola!
Love it here!! Nyx is the best worker there and makes me feel welcome everyday!! ❤️
love the staff love the building! love nyx she’s so great!!!!!
Really impressed with this accommodation, staff are always really friendly and facilities are great 😄
The 2 ladies at reception are the most helpful people ever!
The staff are amazing! They're always available when you need help. The epcial spaces are great too. Though the rooms tend to be small and maybe not worth the price.
Fine place not to expensive and very central, just sometimes the smell of weed is strong
Staff are very helpful and always around when needed
All the staff are extremely helpful and friendly. I've been here for almost two years now and I'm so glad I picked this place!
Overall, a really good experience! Staff are nice and helpful, and the place is kept clean. The location is great with a 2-3 minute walk to Lidl, Tesco and TheGym. It’s also only a 5 minute walk into the town centre.
Nicola is amazing she is so nice and friendly and welcoming
Very Good so far, the people here are so nice
Location is really central but not directly in city centre so not loud at night! Only 10mins from uni and has parka near by that are great in the summer months. The photography room has been so useful this year for my studies and for brining my course mates over to work together too! Staff are great and manage all the social spaces so you don’t get interrupted. Maintenance guys are good too and really friendly. Really enjoyed staying here this year was sad that covid has cut my time short but I’ll be back next year for sure.
Austen House is a great place to live and staff have been so helpful during lockdown, especially Mini she’s so helpful and happy. Social spaces are great they have 11!!! Silent uni is soo close just 10mins away! Rooms are a nice size with lots of storage. Enjoy the mix of people and the events that helped me to make some friends for life! Thank you Austen House I will miss you!
Love my shared flat with friends. Room is spacious and modern. Lots of social experiences which is great for making friends and getting to know staff. Close to Uni which is ideal for me! Would recommend!
A really great location, super close to the city centre and the NOCS for my studies Staff are all very friendly, parcel system runs smoothly and there are often events and free food in the common room However, the vast majority of students are from Solent Uni and being a fresher at Uni of Southampton I found that I had little in common with my flat mates (only 1 of 4 flat mates was also a fresher) and consequently I felt pretty lonely In addition both my neighbours had little respect and played loud music both throughout the day and as late as 4am The walls are paper thin, you can hear people talking even at normal volume, drawers opening and closing, and the light/plug switches are especially loud I would recommend living here as a 2nd or 3rd year with people you know as the price is good and the accommodation itself is really lovely, clean and modern But as a fresher it just doesn’t have the communal feel that i would imagine halls has
Really great, social place to live
Great staff there although would recommend if your looking for social life
Austen halls is amazing halls with great facilities!! Has cool thing like always getting dominos pizza in and has awesome events which gets all of the residents in the halls to know each other well and is in a very good location. No parking which is annoying but is a huge multi storey car park opposite if you really need somewhere.
