As a uni student, the rent is quite affordable roughly 158 pounds a week. In terms of location, it is close to many corner stores, there is a 5-minute walk to a grocery store called co-op so that's pretty convenient. The service here is excellent. When faced when issues like your packages bought online or any minor damages you have done they always ort it out very fast and efficiently. The cleaning could be better. Though they take out the trash sometimes they don't clean your stoves or kitchen floors. To be fair that is the student's responsibility but could be convenient if they help us out as well. There are not many activities or events hosted by the accommodation team for social interaction so a lot of the time people are in their rooms doing their own thing. Facilities such as table tennis, a common room to talk to people, jenga, foosball table are provided which is fun way to interact with your friends. Lastly wifi is perfect at all times. Never been an issue for me.

As a uni student, the rent is quite affordable roughly 158 pounds a week. In terms of location, it is close to many corner stores, there is a 5-minute walk to a grocery store called co-op so that's pretty convenient. The service here is excellent. I have nothing good to say about this place. Everything about it was bad. My Nintendo switch was stolen by the maintenance staff. Tried to complain, was ignored. Other items have been stolen from other people. Everyone convinced it's an inside job. Be careful.

AVOID AT ALL COST. Receptionists are not nice. The heaters are broken in the winter and it would take ages for them to fix it. Make sure you prepare very thick clothes and socks if you insist to go there. Small kitchen and very badly designed. There are records of people climbing through windows and still things from kitchens and the surveillance was unable to capture it. The flat is not properly cleaned. There are moulds and poorly painted walls which will peel off. Cracks in walls WHEN YOU MOVE IN and it won't be fixed even if you report it. The other university halls like Seething Wells offer much better value for money. You think you have saved money by choosing Clayhill. No the constant maintainence will annoy you and they will find reasons to charge you for fixing the sink when it is not caused by food clog. Just try to find other places please guys. But if you really want to choose it, please prepare thick clothes and practise putting on a polite face when angry

Staff and maintenance were helpful but the conditions were awful. Really hostile location and it took 15 minutes to get to the nearest shop, and the kitchen was so small it was impossible to have anybody over. My bathroom had a silverfish infestation and there were stains everywhere. The oven light didn’t work and the cleaning staff used to threaten us with fines for virtually nothing. I found it very lonely and cramped.

DISGUSTING is an understatement. Tiny, uncomfortable, filthy rooms and flats. Silverfish and ant infestations aswell as black mould. Electricity and hot water turns off periodically and management takes ages to help (if they do). Sleep is rare when you hear loud music, motorbikes and people screaming. Laundry room is dirty and takes money without properly washing clothes. To summarise: If given a choice between this place and a homeless shelter, it’s pretty evident what anyone would choose.

I couldn’t discourage anyone from here enough. My room was filthy and my mattress was stained despite being told these were all replaced due to covid. Taps were crusted in limescale and the bathroom floor was tinged brown with dirt. A hole in my bathroom ceiling was reported during a health and safety inspection and nothing was ever done about this. Our fridge light broke within the first two weeks and maintenance never fixed this either. The kitchen chairs were torn and cracked, the microwave had food splashed in between the glass panels and our oven had all the heat settings rubbed off of the buttons due to how old it was. All kitchen appliances are the cheapest possible. Security are frequently rude and threatening, it’s clear no background check is done by GFM before their staff are hired. Reception staff are fairly polite but never assist with any issues you bring to them. Maintenance work along Burney Avenue means the bus rarely arrives at Clayhill.

I had to move out of my room here only 2 weeks after moving in because everything was so bad. The room gets super hot and stinks. The staff are unprofessional and walk into your room unexpectedly, don't let you carry your package to your room when it's arrived or they tell you it hasn't arrived when clearly it's right there, and they weren't always friendly or would act like you weren't there. The bathrooms are small and the shower basin is surrounded by a single curtain that doesn't keep water out of the basin, leading to water surrounding the shower. The washing machines didn't always work and you can't get a refund from the card. There is no soundproofing and the kitchen is so old and cramped. It took my hallmate 30 minutes to warm up the hob. Clayhill's far from everything, too. Uni bus is only there on the weekends or unreliable, you have to use Uber or walk. No red bus stop nearby or even a shop. PLEASE think about other accommodation before you choose Clayhill. You'll be unhappy

literally don’t bother coming here. hot water and radiators break every other week, can’t go to reception after 7 if things break as security get pissy and make you feel like a nuisance. Have to deal with silverfish as well and no room in the kitchen so you have to keep your food in your room With the silverfish - absolutely disgusting here. Can’t believe we pay this much for not even basic standard living.

Awful. Terrible. Road works majority of the time which led to transport problems such as changes in bus times, unreliable uni buses (buses arrival and departure times differed from bus schedule, and not easy access to public buses either. Thus walking and Uber were main ways of getting around. There were frequent issues with our water supply (kitchen and bathroom). Often problems with boiler which lead to water problems again like no hot water and no heating for weeks. Shower head in bathrooms often leaked out of shower flooding bathroom. Some flats had silver fish infestations, my flat was one of them and i had to deal with them continuously in my bedroom and bathroom particularly. They called exterminators to spray my room 3 times during my stay which all were ineffective and lead to inconveniences such as not being able to enter my room for hours.

I am an ex-student. I must admit, I was there in 1998. Although it was a long time ago, the location hasn't changed. Clayhill is located between a graveyard, a railway track and a sewage plant. It's far from the shops and is quite depressing. Since the 90's the place was refurbished and I know that the interiors are much better now. Back in 98 this was known as the cheapest accomodation as people seemed to accept the location without too many complaints, but no one was happy there. The best site would be the one closest to Knight's Park.

The buildings are tatty with tiny rooms, showers that leak and vile kitchens. There are no spaces in the flats to eat or speak to other residents apart from in your room. The heating cannot be adjusted and is full on all the time. Men hang around the entrance harassing female tenants. Awful and so expensive.

Awful isolated place to live in, facilities are disgusting. I came into the dorm with bugs everywhere in the bathroom, they don't even consider cleaning at all. In addition, the mattress you are given is the most uncomfortable thing ever. Honestly guys rethink your decision before staying in such horrible conditions

Really isolated terrible place to live. You’d feel seriously depressed by how bad the living conditions is e.g. the facilities. It is also very isolated, takes you 15 minutes to get to the nearest corner shop. I would recommend you strongly reconsider about living here before making a grave decision. Thank you.

Awful , no sort of management, moved into clay hill and had to change rooms immediately due to the smell, after that I moved into a new room which has a leakage in the ceiling so every time it rained there was rain inside my room.

Clayhill is not too bad for a place situated in between a railway, sewage treatment works and a cemetery. It's a 30 minute walk from the uni but there's a free bus which drops you right outside. However if you're doing an art or fashion course which is based at the Knights Park campus, I'd really recommend looking into Middle Mill as the campus (and bar) is right on your doorstep. Surbiton station is close and the are trains quicker than Kingston station. Clayhill is rubbish for parties or even having more than 2 people over as the kitchens are so small - there's no point. I have no complaints about WiFi, worked the whole time I was there. Here's a tip: If you look on the plan when choosing your room there's one on every floor which is slightly bigger than the others. What made it worth it was having my own en suite , even though I felt like I was getting waterboarded every time I had a shower, I've seen the sate of the shared bathrooms and I'd still choose Clayhill over that

DO NOT COME HERE, I REPEAT DO NOT COME HERE. The management is s***, they are all lazy and have a horrible attitude.... I don’t know how they got their jobs. Secondly, random men come to your flat to do work, they don’t even give you a 24 hour notice. They do cleaning inspections every Wednesday, and they love to charge you even if you have cleaned. The accommodation is far away from the bus stop and train station. This place is just rubbish, it’s not worth it.

If you're reading this, don't choose clayhill. Worst place ever. Everything is dirty and nasty,internet is very slow, bathrooms are full of silverfish, windows not closing properly, heating not working. When you ask the staff to fix something, it takes months for them to actually come and "try" and help you. Many people switch Seething Wells after living in Clayhill just for a few weeks.

Showers are too small, complained 3 times about leaking shower, they never fixed it. Bathroom floor is ruined. Room was dirty when I moved in. You have to complain several times about a problem before they even bother looking in to it. No hot water for the last few days. The oven keeps making smoke and the management just told us "it's what happens", doesn't seem safe. Very much noise coming from the hot water tank, hard to concentrate when you're in your room because of all the noise. The management keep locking themselves into your room. Maintenance makes a lot of noise and comes in very early and wakes you up, then says they'll be back in an hour and doesn't come back for several hours, and they don't always fix the problem they came to fix

Clayhill may look awful when you first arrive, but it gets better depending on how homely you make your room/flat. Socially, it is very good; it's almost like a little village. The showers are too small.

the place is falling apart but you're in the same boat as everyone else. Most of the people are friendly, but it's difficult to socialise because flats are small and disconnected.
