Hayes House is well situated just off the main road with about a 10/15 minute walk to the University of Lincoln. Although the flat was was clean(ish), management of this property was by far the worst I have experienced. I was not made to feel at home. On one occasion I was bedbound (on my doctors advice) whilst feeling unwell when Aps properties refused to reschedule a viewing for my room, instead sending a patronising email in response to my request...I was later made to feel VERY uncomfortable when a group of strangers unlocked my bedroom door to view me in bed tying to recover. Was also overpriced for the quality of the letting, clearly had drainage problems as our kitchen sink always made the kitchen smell foul. Was also overpriced...would not recommend.

Not great at all and would not recommend it to anyone who plans on living here in first year.
The positives: -Probably the cheapest en-suite you will get -A 5 minute walk to the uni and like 7 mins to the town centre. The closest big supermarket however (Morrisons) is like a 15 minute walk. -The size of the bedrooms are decent, the bed size is a small double. -The agency that owns Hayes House is quite good at responding to issues. -Virgin TV Negatives: -I wouldn't recommend living here if you are a first year as there's no real sense of community here. You don't get to meet many people unlike in proper halls (but that might just be me being unlucky with my flatmates). -Also if you're a first year, you're likely to be on the ground floor which may face the main road (it's so loud, every ambulance in Lincoln drives past it I'm pretty sure) -The WiFi has a breakdown every so often (for some reason). -The driers don't dry your clothes properly. -The en-suite bathroom is a wet shower room, which I hate cause the whole floor is wet after I have a shower.
Right next to uni. good space in room, reasonable rent
