
So affordable, great location, everyone is really friendly and the accommodation is well looked after. The new staff are great, so friendly and are quick to sort any issues we've had. If your looking for a cheap, well maintained and friendly place to live whilst at uni, I would definately recommend Aqua House!

HONESTLY, the worst place I have ever stayed in. Accomdation is dirty and unhygienic which we all got charged for the minimum amount was around £40 one of my flatmates had a mushroom growing out of the wall. The bathrooms where vile and would often get blocked up. Please please save your self if your a first year uni student who wants to go out and have fun. DO NOT GO HERE, I was so put off by my exsperience of Aqua house that I have now moved university’s to Sheffield. When my friends from back home came to visit they where shocked that the place could still be running one describing it to the likeness of the hotel from the shinning. It clearly was not designed to be student accomdation! UNDER NO CIRCUMSTANCES MOVE TO THIS PLACE FOR YOUR OWN MENTAL AND PHYSICAL HEALTH.
Super cheap! Fast internet once new one was installed! Great accommodation especially for first year students! I would recommend having a lounge area added in
I lived in Aqua house for 2 years, the staff have been more than accommodating and have always resolved any issues I have had. My only issue was that no one else in the flat cleaned up after themselves at first but this is due to them being lazy. My overall experience at aqua house would be rated 9/10
The accommodation is the worst by far approved by the University of Lincoln for students. There is no security surveillance, very unhygienic, unsafe as the area is patrolled by thugs. I strongly recommend it should not be allocated to international students at all because once you are an international student and you complain about any issue, the management of Belvior will do nothing to solve your problem. Be sure to get your parcels and posts lost all the time as there is no one to receive it. Please if you are an international student and you are allocated this accommodation please reject it to save your life if you value your life. It is unsafe to live there.
Absolutely awful. If you can go somewhere else, do. It's not worth sacrificing your health. This place would not pass an environmental health inspection.
I had an extremely poor experience of Aqua House in Lincoln. If it had not been for my flatmates, we all agreed we would have moved elsewhere. The flat was filthy when we moved in, yet we were charged for this on moving out in August, despite reporting the mess on moving in day. The office closed down which made it very difficult to receive post, leading to our post going missing on more than one occasion. The internet was terrible and we had to reconnect everytime we used our phones and laptops in the flats. There were often people coming in and out of our flat without prior warning. Towards the end of the year, we felt very unsafe with people using drugs outside our windows and sleeping in the entrance way. The lack of social area in the annex building was a real problem as we could only commune in the kitchen where there was a very small table with only 4 chairs to the 6 residents. The only positives about Aqua House are the location as it is close to uni and the size of the rooms.
No internet. No social/common areas to be seen. You will more than likely regret staying here.
If you wanna feel like you're living in a nightmare from 1992, where the rooms have dial up ports and no ethernet, single glazed windows, automatically locking doors where you'll then be charged a years rent to get the door open again then look no further because you've found the place! Socialising is a thing of the past at aqua house with no communal areas, unless you want to hang out in the toilets together (which is on a different floor to some of the flats). P.S it's £100 for your parents to help move you out.
WiFi didn’t work from September till god knows when. Still refuses to work efficiently for me to this day. Staff are useless and are there to help drain more money from students. When I first got to Aqua House, it wasn’t what I expected. It looked run down and nothing like the photographs. Constantly have tresspassers on our fire escape smoking weed and trying to break into our flat but the staff are more concerned about other things. If you park there for five minutes to get picked up by parents, they’ll get charged £100, even if you let them know 24 hours in advance. There are no communal areas unless you live in Flat A and in Flat G you get 4 seats for 7 people in the kitchen. Avoid at all costs, unless you want to live in a place where the man who comes to fix your broken furniture ‘fixes’ it by screwing a plank of wood where the crack is. The rooms vary; with one person getting a leather bed, some wooden, whilst others get given a crappy metal bed. Save yourself the stress.
My advice for incoming students: Avoid the Aqua House. Value for money: Not so cheap (£40 application fee, £65 reservation fee, then, of course, £100 deposit, refundable). International students: £300 for an external guarantor (£45 refundable) (AqH requirement). Fees: £40 ‘night & weekends lockout, (£25 ‘day’ lockout). Liability for common areas (even though you leave, you might have to pay for flatmates’ mess). Location: Only benefit. Shop on the corner, 10-min. walk to uni. Management: No responding to e-mails (especially the Finance Administrator). No direct supervision. Takes ages to act (acute problems not resolved). No support whatsoever. Services: Rooms with dirty windows and walls. Chairs keep breaking. Internet dropping to 20 kbps (being ‘resolved’ for 6 months). No common rooms. Just don’t. You will suffer.
It may look like value for money but then you realize that they have done everything possible to squeeze extra money out of students. The doors lock when closed so if you forgot your keys that is £40 for a callout to get it unlocked at night. Now I can understand the night lockout charge(even if the price is disgusting) but recently they moved the office so if you lock yourself out during the day that's £25. You used to be able to go down and get them to open it for you for free. Everyone's kitchen and bathrooms are a different size so even people with smaller ones still pay the same amount. This size difference is substantial too. There is a large gap between each kitchen when comparing size. Everything always breaks. We have had a new microwave, hoover, chairs since we moved in. The Internet is so bad its pretty much non-existent and the staff are terrible art updating the tenants. We had someone move in on the same day as they notified us. It's laughable how unprofessional they are
Absolutely awful, freezing cold (frequently got below 13.5 degrees during the winter) so you will need a heater. The cleaner we had that was supposed to clean all communal areas (which was a kitchen and bathrooms) was only hoovering half of a corridor. The staff seem nice enough, however, problems are not often addressed, eg I had a leaking ceiling that they refused to take care of for 6 months. There is mould and dampness everywhere and the kitchen was fitted poorly. Wifi was shockingly bad too. I would highly recommend you steer clear at all costs. Spend the extra £25 a week and get somewhere you will at least be comfortable in. There were also not enough seats in the kitchen area, 7 people trying to cook with only 4 seats.
Awful, it looks cheap but you get fined for everything, the fire alarm went off and I got charged £120, 2nd week in my bike got stolen off the premises, didn't get any insurance money for it. Bad area, looks dirty, states that there is a cleaner for communal areas, all I got was the hallways hoovered. Flat inspections are completed like on a junior school residential. Walls are really thin so you can't sleep and there are no windows in the kitchen so the fire alarm going off is inevitable. This place made my first year at uni absolute hell. DO NOT STAY HERE
I have to say I don't have a lot of good things to say other than its cheap and the rooms are a good size, also the staff are lovely. However, the internet is poor which makes it hard to get work done sometimes. You get fined for nearly everything, including £120 if you burn food because some kitchens don't have any windows! You get woken up every Monday morning with fire alarm testing and the walls are really thin meaning your neighbours will wake you up too. There is no cleaner for communal spaces and so every where is always dirty. They took the latches off the rooms to make money as it is £40 every time you get locked out. I unfortunately had to live with a very strange guy who liked to walk into my room uninvited and really scared me making my experience 10x worse. Also,a fellow resident stole my parcels from the office meaning my boyfriend got no birthday presents until like a week later but someone else got them instead.Not many nice people to be honest, Also everyone does drugs
Pros: Large rooms are fairly cheap. Right next to a Sainsburys, and a short walk from the waterfront. Staff are friendly and able to help quickly. (They're a new company now) Social experience is nice. Bathrooms are also good, Cons: Wifi is BAD, around 5Mbit/s. enough for maybe Facebook, although I stayed in the outer building, which runs wifi boosters, so the signal is also weaker. It can also drop suddenly. You are charged for everything. For example, rubbish in hallways. Also, at time of writing, getting locked out involved ringing a mobile to get someone to unlock your door, which had a £40 charge. Getting a smoke alarm reset was £120, and it rings for the entire building, so everyone has to leave the building. My advice is to get spare keys cut ASAP Small things like my desk fell off the wall, and my bed had broken legs, but it all got fixed. Its an OK accommodation, but if you can afford better, try and do so.
As cheep as chips with a beautiful view, you meet so many nice people. There's a real sense of community here, everyone knows everyone and the new staff are absolutely lovely Parking is a bonus and the rooms are huge with a lot of cupboard space. And a stone's throw away from everything.

Under New management, it's sooo much better!! The uni is only 5 mins , away right next to a Sainsburys! Super cheep and easy living
The new staff are fantastic, that are so helpful and quick to help. Very social but quite on weekdays unlike the larger courts. Security is high and the carpark is such a convineance!

Super super cheap. No common room. Wifi was terrible, dial up would be faster. Cleaning is someone spraying fabreeze into your kitchen. Constant smell of weed wasn't too appeal. Extra Large bedrooms are massive however and its right next to Sainsburys. Some of the staff are really nice but others have a very 'I hate students' attitude and give you attitude when you are genuinely trying to be nice to them :/
I was pleased with the cost and location of these halls in comparison to other halls of residence, however upon moving out they removed parts of the deposit for almost everyone I spoke to for things like dust in drawers, in the absence of any actual damage. I was charged for this despite having cleaned them out before I left along with thorough cleaning of the rest of my room and other communal spaces. The staff treated us like children at points, banging on everyone's bedroom doors early in the morning to 'tell us off', for want of a better phrase. Of course staff are within their rights to discuss health and safety concerns with us, but given that these concerns were not particularly serious, I think being shouted at as though we were children seemed inappropriate. The room sizes are good here so if cost is your primary concern, even considering the extra costs upon moving out, I'd recommend these halls, however be prepared that the customer service isn't great.
