The Management team works really hard to fix any issues that come with the old building, and organize events for the students. They are always willing to answer any questions and take action upon students' suggestions.

Absolutely rubbish, staff are unfriendly and unhelpful (refuse to respond to emails concerning pest control). Guest policy is simply ridiculous considering the rent and the fact that everyone here are adults, it clearly isn’t for safety reasons it’s for control. Wifi is awful (just doesn’t work). The lifts have been broken all year and don’t show signs of being fixed. Construction work that we were not informed about is loud and distracting considering everyone who lives here are students, prior warning would have been nice. Honestly I’m mainly cross about the pest issue- there are mice in my kitchen. It’s disgusting. I live on the 4th floor how did they get there? Why doesn’t anyone care?

Well looked after and property well maintained. Reception staff are friendly and ready to help. Also lots of lovely decorations to make it more homely and regular social opportunities in the common rooms

My past year with CRM crew in Iris Brook is amazing. I’ve made friends and stayed in good relationship with all member of staffs. Everyone is always very nice and attentive to our needs. I really appreciate all the assistance they’ve given to us and efforts they’ve put in supporting students and creating a friendly living environment. Thank you all and best of luck in the future!

Orchard Lisle has been a great accommodation for my first year at uni; I was lucky enough to be in a two person flat, with a well-sized and comfortable bedroom. I had some mishaps throughout the year which the management supported me through, and any minor repairs were completed promptly (make sure to be proactive and ask at the reception). I can't thank Ian, on the maintenance staff, enough for his help when I broke my room key. I've extended my tenancy for the summer, so my kitchen and bathroom were cleaned (there isn't a cleaning service throughout the year); the cleaning staff are very friendly and even descaled my personal kettle. Shazz, the front of house coordinator has been so lovely when I've collected parcels and in replying to my email asking for a landlord's reference for my accommodation next year. Overall, I definitely recommend OL to any King's students wanting a comfortable and well-located accommodation for a fair price!

I didnt need often the staff from OLIB, but when I did, whether it be for maintenance, moving out, or discovering uni life, they were always there and ready to help! The location cannot be overstated. Having London Bridge station bring 2 minutes walking distance makes the logistics of exploring London, or visiting friends and family, a non issue. I dont really have any drawbacks, except maybe for the fire alarms that go off sometimes on random schedules, but I'd rather be safe than sorry.

The accommodation management here is simply the best! Pedro & Diego go to great lengths to make it feel like home and are really friendly! If there are any problems they sort it out asap, making sure you have a comfortable home with all the facilities you need. I went here for my freshers and am hopefully going to be coming back for my second year. I have made some great friends here and it is a great location for exploring London, with Borough market on your doorstep and brilliant transport links from London Bridge. However, what really stands out to me is how friendly and kind the staff are!

This accommodation's staff are absolutely the best - Pedro, the building manager, is super friendly and helpful and generally a lovely person to say hi to each morning. Ian, the maintenance man, is efficient and knowledgeable and one of the best people to chat with around the building. Both of them have been nothing but great in my experience! I'm going into my third year of living in OLIB, and after having a nightmare in the private market, I'm glad to be staying somewhere with friendly and helpful staff. And with the added bonus convenience of living right next to both the Guy's campus and London Bridge station.

PLEASE AVOID THIS RESIDENCE I booked this accomodation knowing that it is comparitively cheaper than the others, however the management did their best to make me realise the mistake i made of coming here. First of all, your room is not entirely set up when you move in, there are always loose door knobs, faulty kitchen items and broken/missing hinges in your cupboards. Please inform the management immidiately when you move in (via mail) or they'll find a good reason to not care. Second, there are only 4x2 laundry machines (washer and dryer) for a whole lot of residents and usually one or two dont work. So be ready to stay up late to find a spot. Third, please give your best shot to find your flatmates and get to know them before you move in. Be very sure to have a flat meeting to assign cleaning jobs among your flatmates. I can say with my own experience that KCL or the acco mgmt wont support you & try to delay your complaint till the year end. Fourth, surroundings are unsafe.

Though it might look super convenient for students working out of Guy's, do not put yourself through the experience of living here. The halls are located down two alleys which are frequented by drug users. Crime is frequent, even inside the buildings. The buildings themselves are dirty and outdated, with stained carpets and mattresses that I'm convinced came from a bin somewhere. Though the appeal of 'postgrad only' may seem appealing, the staff will let to undergrads if they ask. The worst part was that the management did not care about ANY of this. When crime became such a problem that residents were being robbed on the doorstep, it took a student grassroots campaign to even get management's attention (after a lot of complaining and visits to officials, they relented and got us a security guard). Just a warning that this building is technically NOT managed or owned by King's, so don't expect a high standard of care and responsibility here.

Initially, this place may seem ideal if you are a postgraduate student. However, there are so many issues with it and I recommend that of the price, individuals instead decide to rent in the private sector - which would be much better value for money. I shall go through my ratings accordingly: Value for money: You have to pay an extortionate amount for laundry, share with strangers and live in an unpleasant area. Location: Substantial amount of noise every week night, which only gets worse on Friday nights and during the weekend. There is also a large homeless community and drugs are dealt near the premises. Hall management: complaints are not dealt with sufficiently (see above), with the lifts constantly broken. Cleaning: The whole building is dirty, with substantial refurbishment needed. Social spaces: Pretty much non existent - grubby common spaces on each floor. Social experience: none at all. Wifi: One of the good things about the building.

Beware of these halls! Firstly, the courtyard is lovely to look at but completely unsafe for residents. Drug dealers, drug users and homeless people use this area on a daily basis (the management team do nothing about it). Secondly, You will be constantly smelling weed and non-residents disrupting you while you are trying to relax or work in the courtyard. Thirdly, a number of students have been robbed either in the courtyard or near to the complex (once at knifepoint), with the resident team offering minimal help. I would advise any person thinking of coming here to find somewhere else as this place needs to be shut down! This accommodation also says it offers "postgraduate only halls" but undergraduate students are also living here and from personal and others experience, causing frequent problems with noise, drinking and general behaviour which a postgraduate is looking to be away from.

Pros: Located right by a major tube and rail station, and across the street from a wonderful market. A 20 minute walk to Waterloo campus, a 35 minute walk to Strand campus and Maughan Library. The med library at Guy's campus is located just behind the residence halls. Iris Brook is older than Orchard Lisle, but they look similar. Overall, living in halls is nice to meet friends; most are international students. Cons: The reception desk is only a M-F 9-6 gig with a lunch break in between. Meaning, if you get an Amazon Prime package for next day delivery, you'll likely not get a notification with a reference #, until the day after it actually arrived. You're screwed on the weekends, as no one is there. Laundry has never been more expensive. It's 5 pounds for 1 load, wash and dry. There are only 4 machines for the entire 2 buildings of Iris and Orchard. If you live in Iris, you'll have to walk your laundry out in the courtyard. Pubs and seagulls are extremely loud, at all times.

It is a great location in terms of having an enjoyable life in London. You have the Borough Market in the opposite, the Shard next to you, Tate Modern, Globe Theatre, National Theatre, Southbank Centre all within 10 to 40 minutes walk. But in terms of travelling to school, it depends on your campus. It is right next to Guy's campus and the New Hunts library. Though I have class at Strand, I still love this location. In terms of management, you better learn to take care of yourself. There were mice here and small common area. Maintenance improved and quick after they have the new guy doing it, but the managers are so so. The rooms are fine if everything works. It's clean overall if you live with helpful flatmates. No cleaning service for your room. Overall, great location, a bit expensive and get used to see mice occasionally.
