Pretty good value for money - the accommodation is relatively cheap. I really like the location, it's ideal if you want to be in the town - close to all the shops, amenities, and nightlife. Maintenance is usually fast 1-2 days. The kitchen is quite small for 6 ppl, can easily get very busy, if even two people are cooking, but overall it's nice.

The management at Raffles House generally tend to be very disappointing and ineffective - e-mails are very rarely replied to, maintenance issues can take weeks to sort out (one of my friends had no oven for a month) and they genuinely seem to be more interested in money than in the students. Correspondence from the management is very condescending and they often treat students like children. Prices for rent also seem to be rising year on year. Security are unhelpful and also enter your flat at random times. The location within Wembley is in the nicer area with shops near by however Wembley itself can get very busy because of events which makes leaving your flat an ordeal, plus expensive since you have to get the Tube everywhere resulting in a monthly Oyster spend of £90+ as well as an awkward walk to the Tube station. There are more student halls being built in the surrounding area which seem to be cheaper than Raffles but offering more as well as less walking to transport links.
