The halls are located right next to the university, a 5 minute walk and you're in the centre of campus. They are also only 5 minutes away from Aldi, and a 24hr Tesco Express.

Some staff are incredibly rude. The quality of the rooms is extremely poor with mould in some places before we even moved in. Some of the electrical equipment would cause the flat to blackout just by turning it on. Throughout the entire tenancy, the fire alarm was tested only once. If anything is missing from the room or kitchen (bin, chairs, kettle toaster…) they refuse to supply one despite them being a part of the initial inventory listed on the contract. The lifts are often out of order and they stay like that for months before a technician is called out. There is no security (bikes were stolen on multiple occasions before they were pressured into installing a lockable storage area for them). People who don’t live here have been able to walk into the blocks without access to the keycards. Overall this accommodation looks nice from the outside and on first impressions but it is very poor quality with sometimes borderline abusive staff. This is definitely not worth the price.

The location and building in itself are nice however some of the staff are really rude and disrespectful. They were extremely aggressive and poorly organised when it came to rebates due to Covid and haven’t been much help at all. The kitchen hobs are borderline dangerous and caused several power cuts in the flat. I would have preferred a different accommodation as this one overall was not worth the money. Throughout the whole year the fire alarms were only tested once which is just appalling, there were multiple occasions of theft on site which begs to question the level of security, and the lifts on numerous occasions has been broken and they made little to no effort in getting them fixed.

AWFUL HONESTLY . Don’t get me wrong this accommodation is visually lovely , can’t fault it on that . The lift broke about a month into the academic year and wasn’t fixed for a month , if you’re on floor 7 like me good luck hauling your shopping up all the stairs . The lift broke again in January and wasn’t fixed for several months . ( this was in C block ) . Being on floor 7 , THE HEAT , BUY A FAN . It is around 10 degrees hotter up there , and imagine this when it’s already 26 outside . You will honestly boil to death and then you enter the kitchen 🤮windows cover the two walls therefore acts as a greenhouse , cooking in here is virtually impossible in the summer . There is space out the front of the blocks with little benches but no where to sit and chill on a sunny day . I wish they had some picnic benches you could sit to do your work on etc but nothing at all , I understand it’s right next to the road but when it’s as hot as it was in the room it would’ve been a nice addition

While the rooms tend to be nice and the property feels safe, the management are absolutely horrible and stingy, they were incredibly reluctant to give COVID refunds, saying that the contractors were responsible. This year they claimed rooms had been cleaned to COVID standards but I found hairs all over my bathroom, and weird stains in the carpet. Host overprice everything, they subtract money from deposits over the most minimal detail and replacement keys are an absoloute fortune and prices have been upped each year. What costs a fiver to key cut costs 20 quid. Bikes have been stolen and nothing has been done about it and the price remains the same despite all of the above and the excessive building work going on both behind and next to the accomadation. Reception are reluctant to do anything but the caretakers are lovely and helpful. Nevertheless, for the price you pay, Host are cold and squeeze students for every possible penny.

Host is expensive compared to other Uni accommodation, kitchen units peeling apart when moved in, lift broken for at least a month, 8 floors is alot!! Now to top the year off, we left early due to COVID-19 as advised by Uni, as I couldn't get all my gear in the car in one go before lock down Host are saying I cannot get a refund unless I risk travelling almost two hours each way on M5 and going against government guideline. Very Poor when all Uni accommodation students will get a full refund.

The owners of Host have no respect for their students and have not refunded anyone for maintenance problems, or even given partial refunds for people who had to move out due to coronavirus. The lift was also broken for 3 months before anyone repaired it (in an 8-floor building). Give me my 2 grand back for Semester 3.

The only University of Birmingham accommodation to not refund students their final term's rent after the coronavirus outbreak, which was the final straw in a series of nightmare issues which Host could easily have dealt with if they even vaguely cared about their students.

DO NOT STAY HERE Only UoB-affiliated accommodation refusing to give refunds/end contracts for tenants during COVID-19 pandemic, when advised by the university to go home where possible. Appalling display of total lack of care for their student tenants when people are falling on hard times and out of work. Also, massively overpriced rooms where everything is clearly of the lowest quality to achieve maximum profit. Walls are paper thin, no functioning lift in 9-storey block for a month and no hot water for several weeks. NOT WORTH THE MONEY.

The only UoB accommodation to NOT offer a refund/ release of contract for the third term of fees during the coronavirus lockdown EVEN THOUGH we have moved out. There has been a lot of effort from the students and the student guild to try and deal with this but the metalworks has been vague, unreliable and difficult to communicate with. They are a business and care only for their profit. UoB owner accommodation immediately released students from their contracts. Apply to UoB owned accommodation and NOT metalworks.

Host are ripping students off by refusing to release students from their contract during the Coronavirus crisis, as other private accomodation partners such as liberty living have already done. Their rooms are ridiculously expensive, go with uni managed accommodation instead don’t give these people any money at all.

A fair distance away from the rest of UoB accommodation which means that unless you solely socialise with flatmates/floormates you will likely be walking a lot to see friends. However, it is very convenient for access to a lot of the campus as well as Selly Oak, which the Vale doesn't have on the same level. Although the rooms and bathrooms are really nice it likely isn't worth the extra money compared to accommodation such as Tennis Courts unless you feel an ensuite is essential. Furthermore, as a result of the way the building is set up it is naturally less social than a lot of other accommodations. Although maintenance has been helpful when needed there have been several issues within even the one and a bit terms of staying (hot water not working for several days, stench coming from sink which has lasted for multiple weeks and will apparently eventually sort itself out, carpet damp for no apparent reason, vent broken). Host also charges if you exceed a certain amount of energy.

Metalworks is in the perfect location being 5 mins from the centre of campus and right by Selly Oak and the shops there. The rooms are also very nice and the en suite is a dream! Only downside is the kitchen is quite dark because there aren’t enough lights and also there aren’t enough washing machines for the number of residents.

An issue happened on the day I moved out. My room was inspected and I was told to pay £70 for a cracked sink. They couldn't find the inventory I filled in and I asked if they still had the inventory for the previous year (I lived with them for 2 years in the same studio) as I clearly remember writing down the cracks in the sink when I moved in as it was a weird thing to have when you move into a room which is supposed to be repaired of the broken things but they couldn’t find that inventory either. I paid up since it was my fault that I didn’t have the inventory but if the tenant before me had to pay for the sink, shouldn’t the sink been repaired before I moved in? Or after the first year I’ve lived with them? I honestly have no idea what happened but for future tenants, remember to fill in your inventory or even, have a soft copy with you in case the staff decides to rip you off your money and you have no evidence on hand.

The staff is friendly, the room is nice, the communal places are clean. Besides the timed heater not heating up the room, the somewhat lack of privacy when caretakers barge in, the whole living experience is generally good. But 2weeks before I moved out, 1 of the caretakers came into the studio at quite an unusual time (9pm) to check on the locks on the windows, which had been left unlocked throughout the year. The day after, 1 of the lights in my studio went out and I notified both the reception and the portal. A caretaker came (7.50pm) and left a note saying they are waiting for the bulbs. Fair enough. However, till the end of my stay, the light wasn't fixed. If they were waiting for me to move out before fixing the light, fine then.
